GENERAL DEFINITION AND CONDITIONS OF WORK:Performs intermediate skilled work in the general repair and maintenance of Authority buildings; does related work as required. Works under regular supervision.This is medium work requiring the exertion of 100 pounds of force occasionally, up to 50 pounds of force frequently and up to 10 pounds of force constantly to move objects; requires climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, fingering, grasping, feeling and repetitive motions; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels; visual acuity is required for depth perception, color perception, visual inspection involving small defects and/or small parts, use of measuring devices, assembly or fabrication of parts at or within arms length, operation of machines, operation of motor vehicles or equipment, determining the accuracy and thoroughness of work and observing general surroundings and activities; subject to inside and outside environmental conditions, extreme cold, extreme heat, noise, vibration, hazards, atmospheric conditions and oils. May be exposed to blood-borne pathogens and may be required to wear specialized personal protective equipment.ESSENTIAL FUNCTIONS/TYPICAL TASKS:Performs plumbing, carpentry, electrical and mechanical system maintenance repair tasks; installs, maintains and repairs appliances, doors, windows, floors, electrical, plumbing and mechanical equipment.• Ensures property(s) are maintained and operating efficiently (including grounds, building interior/exterior, etc) and reports findings to Property Manager.• Performs Preventive Maintenance Inspections.• Performs carpentry and necessary maintenance work on buildings, facilities and equipment.• Performs electrical, plumbing and mechanical maintenance work in the repair and maintenance of air conditioning, heating, electrical wiring and plumbing systems.• Maintains and repairs woodwork, hardware, screens, cabinets, etc.• Repairs buildings, doors, windows and floors and performs locksmith functions.• Makes cores and keys.• Unstops sinks, commodes, bathtubs and sewer lines.• Reconditions dwelling units to make unit ready for occupancy.• Prepares surfaces for painting or varnishing; repairs or replaces sheetrock as needed; tapes seams, applies texture to ceilings or walls; paints or varnishes interior and exterior surfaces.• Ensures the inventory system is maintained and follows up with Property Manager on supplies needed.• Responsible for the day-to-day maintenance of maintenance vehicle, tools, equipment, etc.• Maintain records and logs.• Responds to after-hour calls.• Performs other duties as requested.Page 2 of 2KNOWLEDGE, SKILLS AND ABILITIES:Thorough knowledge of common hand tools used in building maintenance work; thorough knowledge of the building trades; basic working knowledge of heating, ventilation and air conditioning; skill in the use of tools used in the building trades and of the necessary safety precautions; ability to work from sketches, drawings and blueprints; ability to work independently; ability to maintain records and logs; ability to establish and maintain effective working relationships with residents and associates; ability to communicate with tenants in a respectful, courteous manner and to provide excellent customer service.EDUCATION AND EXPERIENCE:Any combination of education and experience equivalent to graduation from high school, minimum of 2 years experience in skilled building repair and maintenance work, experience in mechanical systems.SPECIAL REQUIREMENTS:Must obtain and maintain CPR and First Aid certifications, lead renovation recertification, and other certifications as required to perform the functions of this position. Possession of a valid appropriate driver's license issued by the Commonwealth of Virginia and insurable under the vehicle insurance policy of the Authority may be required. Personal transportation is required.
