This role is responsible for comprehensive property management, encompassing daily operational tasks, tenant communication and services, repair coordination, lease management, adherence to NYC regulations, and collaboration on legal matters. Basic QualificationsMinimum2yearsofpropertymanagementor3yearsofcustomerservice/administrative experience.ExperiencewithYardiorsimilarpropertymanagement software.Excellentwrittenandverbalcommunicatiion skills. Proficiency in Microsoft Office Suite (Word, Excel, Outlook, etc.).
Preferred QualificationsExperience presenting data analytics and writing and conducting performance reviews is a plus.
Key Responsibilities:
PropertyOperationsManage all day-to-day operations of properties. CompleteallassignedtasksandprojectsasdesignatedbyPM/SPM / DOPMParticipateandcontributetoalltraininganddevelopment.SupportPM/SPM/DOPMwithspecialprojectsasneeded.Deliverexceptionalcustomer service.
Attend weekly AP meetings to review outstanding invoices.
Conduct weekly rent collection calls and prepare reporting of tenant responses and internal follow-up efforts.
Attend weekly AR meetings to review all collection efforts.TenantRespondtoalltenantcalls,messages,andemailswithin24hours.Work with SPM and DOPM to prepare and distribute all tenant correspondence regardingbuildingchanges,updates,utilityshutdowns,andpropertyinformation.Coordinate Tenant move-ins/outs, complete security deposit disposition formsandscheduleunitturns.Sendtenantwelcomepacketsforallmove-ins(emailand printed versions in unit before tenant arrival).Respond promptly to all tenant inquiries/complaints and escalate appropriately when necessary.
Repair&MaintenanceFollow up to guarantee all requests are addressed in a timely and professional manner.Oversee repair and maintenance requests, scheduling, creating, and managing the life cycle of maintenance requests daily, including coordination and tenants, facilities team, field staff and third-party vendors.
Respond to all non-emergency maintenance requests within 24 hours.Address emergency maintenance requests immediately and coordinate corrective actions.
Workwith Leasing Department onallnewleasesandrenewals.Attendweeklyleasingupdatemeetingstounderstandthevacancy,occupancyandrent rolls for each property within your portfolio.
