Job description

First American Real Estate is looking for an experienced property manager to be responsible for the direct management oversight of assigned residential single family properties (SFH, Duplexes, FourPlexes). Must have a valid Texas Real Estate license. The goal is to maximize asset value, increase customer satisfaction, streamline management and operation processes, and seek out new revenue streams, along with vendor relations. Important: Candidate must have experience managing single family home, and a Texas Real Estate License.

Responsibilities:

• Direct report to the Real Estate Company Broker/Owner
• Manage all aspects of assigned properties and management assignments (The entire turnover cycle, including, marketing, leasing, word order management, issuing notices, evictions, walk throughs, inspections, deposit dispositions, supervising make ready, move-in, move-out processes, etc.)
• Design business plans for assigned properties that suit customers’ needs
• Inspect and arrange maintenance to meet standards
• Maintain a positive, productive relationship with tenants, owners and vendors
• Negotiate lease/contracts with contractors in a timely and reliable manner, and reduce cost
• Advertise and market vacant spaces to attract tenants
• Seek out new technology, applications, software & process to effectively and efficiently manage operation
• Collect receivable accounts and handle operating expenses
• Oversee properties’ personnel and assess its performance
• Accomplish financial goals and report periodically on financial performance
• Source and build relationships with prospective clients to expand business opportunities
• Handle delinquencies, rent demands, notices, and eviction process
• Update job and market knowledge

Skills & Qualifications:

• Proven work experience as property manager (Single Family Home management is a must - SFH defined as 1-4 family buildings, not apartment complexes)
• Holds current Real Estate Sales
• Experience with AppFolio
• Fully understanding property management and its financial aspects
• In depth knowledge of all rules and regulations surrounding property management
• Competency in MS Office and relevant databases and software
• Customer focus and bottom line orientation
• Interpersonal savvy with strong communication and presentation skills
• Well organized with excellent time management skills
• BS degree is preferred but not required - High School Diploma or equivalent is required
• Experience in office operation and staff management
• Ability to lead a team to accomplish identified goals and objectives
• Bilingual is a plus but not required
