Carleton Companies, Property Management Division, is currently hiring a Property Controller to work on all financial aspects of our communities. We are looking for an enthusiastic person who enjoys being hands-on and helping fellow employees.

This is a full-time Property Controller role located in Bedford, TX. The Property Controller under the supervising of the VP of Finance and Accounting will be responsible for day-to-day accounting tasks including journal entries, financial statements preparation, financial reporting, and assisting with budget preparation. The successful candidate will work with a team of accounting professionals and other departments to ensure timely and accurate financial reporting.

Responsibilities:

  • Assist independent firms in their audit and review of associations on a year-end, turnover, and/or periodic audit/review.
  • Complies, analyzes, and monitors financial data by performing detailed review of monthly property owner reports including but not limited to: operating statement variance report aged receivable, aged payables and capital
  • Research, analyze, identify and explain any variances or unexplained items on the Income Statement and changes on the Balance Sheet.
  • Review and analyze transactions from Accounts Receivables and Accounts Payable to ensure they have been accurately coded and recorded. Work with AP and AR to investigate, resolve and/or report on discrepancies.
  • Prepare and deliver Financial Statement packages for an assigned portfolio of multifamily properties following the quality standards as instructed. Verify correctness of information prior to submission.
  • Prepare Balance Sheet reconciliations and supporting schedules. Analyze the Balance Sheet and Income Statement accounts for accuracy.
  • Prepare and post journal entries to the General Ledger. Review periodic reports of general ledger accounts to ensure accuracy and correct errors prior to close of accounting period.
  • Assist with additional financial reports to be included in the Financial Package as requested by client property related payments including but not limited to debt service, municipal taxes, real estate taxes and ground rent in applicable
  • Supports senior team members in the management of risk and compliance activities
  • Participates in recurring meeting with the client, adding value where needed
  • Reviews cash balances to avoid shortfall, prepares capital calls or loan draws for funding when needed and requested by client
  • Manages cash security deposits and major
  • Analyze and post end-of-year audit adjusting entries.
  • Supports the daily activities of cash management
  • Prepare calculations of debt rations in connection with loan covenants where required
  • Provide assistance and guidance to Property Management by answering questions regarding monthly Financial Statements and other related matters.
  • Assist in accounting or operations projects from time to time as requested
  • Prepare bank reconciliations for assigned portfolio of multifamily properties
  • Manage cash for assigned portfolio of multifamily properties assist with treasury management functions
  • Other duties, as assigned

Requirements:

  • 5 years of accounting experience, preferably in a multi-entity environment.
  • Requires Knowledge of Generally Accepted Accounting Principles (GAAP)
  • Knowledge of financial terms and principles to include accounting methods.
  • Knowledge of RealPage, Onesite
  • Knowledge and use of Excel, VLOOKUP, and Pivot tables
  • Able to multitask and meet deadlines in a timely and organized manner.
  • Extremely dependable individual with a high level of accountability
  • Strong Organizational skills and attention to detail
  • Working knowledge of Office 365 applications (particularly Excel, Adobe Pro and Outlook)
  • High degree of analytical thinking and problem-solving skills
  • Strong Verbal and Written Communication Skills
  • Excellent organizational skills, deadline oriented, and ability to prioritize/multi-task.
  • Ability to work independently with minimal oversight
  • High level communication, presentation and interpersonal skills
  • Demonstrated ability to work well with teams

  • Bachelor’s degree in Accounting and Finance
  • CPA
