Exceptional opportunity for a full-time Asset Manager responsible for overseeing a portfolio of senior or multifamily properties in North Carolina. Properties may be market-rate, student housing, affordable governed by the regulations of either the Department of Housing and Urban Development (HUD), or Rural Development (RD), or another state or local agency. 

The Asset Manager will ensure that the properties under his/her supervision meet or exceed financial performance targets, regulatory requirements and ownership objectives. Financial performance, regulatory requirements and attainment of ownership objectives will be achieved by ensuring that:

· Revenues are maximized.

· Expenses are carefully monitored and controlled.

· Properties are staffed optimally.

· Employees are properly trained.

· Properties meet lease-up goals and/or occupancy goals.

· Stakeholder satisfaction is a continual focus – owners, lenders, regulatory personnel (when applicable), employees, and residents.

· Assets are preserved and maintained to the highest standards.

· Regulatory compliance and adherence to all legal requirements are reinforced.

Requirements

 1. Training/Education/Other

· Associate degree or comparable experience preferred.

· Valid driver’s license, auto insurance and reliable private transportation.

· CAM, CAPS designation preferred at hire or with expectation of completion within 12 months.

· COS, TCS, C3P and/or HCCP certification preferred.

· CPM designation preferred.

· Real Estate Broker license preferred.

2. Experience/Skills

· Minimum of 5 years experience in multi-site management with demonstrated ability to deliver positive financial results.

· Experience in budgeting, revenue enhancement and expense control.

· Strong track record of successful personnel management.

· Knowledge of the development/construction process and undertaking new lease-ups.

· Knowledge of the regulatory requirements for HUD, LIHTC and/or RD as well as state laws.

· Excellent oral and written communication skills.

· Excellent organizational and time management skills.

· Strong interpersonal, consensus-building and customer services skills.

· Excellent training skills.

· Proven analytical skills.
