Evergreen Companies is Hiring a Property Manager Near Washington, DC

Overview

Property Manager manages and oversees all aspect of the daily operations of properties, advertises vacant properties, handles tenant relations as well as property staff. The position’s responsibilities include managing the budget and financial matters, coordinating maintenance work, enforcing leases, and preparing performance reports. The position is the key leadership role for the onsite team.

Property Manager ensures efficient daily operations and meets financial objectives. Property Manager’s goal is to increases property value and satisfies tenant requirements in a cost-effective manner.

Reports to: CEO

Property Manager Responsibilities:

Financial

  • Set rental rates with ownership
  • Maintain electronic records of income, expenses, signed leases, complaints, maintenance, etc. in Yardi and Box
  • Accurately enter invoices into Yardi in timely manner for processing
  • Work with outside rent control vendor on rent increases monthly and insure they are accurately reflected in Yardi
  • Scan resident payments into bank accounts
  • Coordinate visits for marketing team when a property is on the market
  • Work with the controller to close the financial books with past residents (security deposits)

Reporting

  • Lead team meetings three times per week
  • Attend bi-weekly management team meetings
  • Prepare reports on the performance of properties i.e. budget vs actual, maintenance, accounts receivable, vacancy tracking,
  • Ensure Yardi data is up to date and accurate for ad-hoc reports
  • Update the management report

Maintenance

  • Proactively oversee, maintain, and inspect all buildings and properties
  • Coordinate ongoing maintenance and inspections to comply with all relevant laws, codes, and company policies
  • Inspect vacated units
  • Coordinate pest control visits including as needed and preventative
  • Coordinate with maintenance on abatement of violations from DC Government (DOB, DPW)
  • Review and triage violations with maintenance
  • Enter associated work orders into Yardi

Staff

  • Manage property management staff, and vendor and contractor relationships
  • Manage the development of staff
  • Conduct performance evaluations that are timely and constructive
  • Handle discipline and termination of employees as needed and in accordance with company policies.
  • Approve and track PTO
  • Ensure that company policies and employee handbook are followed by team

Tenants

  • Attract new tenants through advertising, property viewings, and encouraging referrals
  • Interview tenants and run prospect/applicant screening
  • Negotiate and enforce lease agreements
  • Collect rent, assess late payments, apply concessions and rental assistance funds, collect and return security deposits when appropriate
  • Address tenant complaints, violations, and problems
  • Terminate leases and initiate eviction proceedings
  • Prepare and maintain all records, correspondence, and files
  • Establish and maintain relationships with tenants
  • Be available to tenants during normal business hours
  • Provide a monthly communication to tenants
  • Be an escalation point for more difficult situations such as, Resident affairs, transfers, complaint resolution

Legal

  • Keep current with DC laws, regulations, and codes
  • File appeals for violation notices
  • Represent the company on tenant legal matters along with counsel
  • Review collections and delinquencies
  • This includes court cases, compiling a suit list, appearing in court and mediation, scheduling evictions
  • Parking enforcement
  • Keep ownership informed of potential and ongoing legal matters
  • Maintain current business licenses and certificates of occupancy for properties i.e. Certificate of Occupancy (CoO), Basic Business Licenses (BBL)

Property Manager Requirements:

  • High school diploma/GED
  • Professional designation, professional certificate, degree in real estate, property management, business administration or a related field preferred
  • 10 years or more experience as a Property Manager or in a similar role
  • Working knowledge of DC property laws and regulations
  • Proficiency in Microsoft Office, Yardi Breeze Premier, Box, DocuSign, and other property management software
  • Understanding of marketing and accounting principles
  • Strong organizational and time management skills
  • Excellent communication and negotiation skills
  • Good customer service skills

Job Type: Full-time

Pay: $58,000.00 - $75,000.00 per year
