ESSENTIAL DUTIES AND RESPONSIBILITIES
Problem Solving and Asset Preservation Ambassador
Deliver timely, clear, and courteous customer service 100% of the time to all communities in assigned geographical location.
Proactively care for the physical buildings and the communities by maintaining the plumbing, electrical, HVAC and appliance systems.
Respond to service tickets swiftly, document and communicate service status consistently, and prioritize service requests thoughtfully.
Build trust and positive rapport with residents by being respectful and empathetic while making repairs in their homes.
Know the make-ready schedule, monitor apartment vacancies daily and initiate the turnover process in accordance with Company standards.
Perform preventive maintenance and safeguard equipment with regular tune-up.
Conduct daily community walks, inspecting all areas for cleanliness and safety, and helping to maintain great curb appeal.
Collaborate with the leasing and customer experience teams by cordially and consistently escalating urgent maintenance related matters and communicating all other community concerns.
Contribute to the team’s success by achieving individual goals and supporting team goals.
Team Leadership and Development
Be a positive role model and champion of company mission, vision and values.
Step in and step up when the Service Manager is not present or available at any of the communities within the assigned geographical location.
Coach, mentor, support and provide constructive feedback to service team members.
Ensure that policies, procedures, safety, and compliance expectations are met.
Ensure staff always operates within OSHA (Occupational Safety & Health Act) standards and company safety policies.
Capital Projects and Renovations
Supervise maintenance workers for entirety of any in-unit (in-house) renovation. If capital team is performing unit renovations, the Floating Assistant Service Manager will schedule walk and accept units from contractors in the absence of the Service Manager.
Report project status to the development team.
Provide direct labor for capital projects at times.
