Job Summary
The Commercial Construction Project Manager will oversee and coordinate construction projects with the selected General Contractors for multiple food and beverage venues including other real estate projects in Nashville, TN. This is a one-year assignment with the goal of bringing this role on full time as additional venues and real estate projects are added to the portfolio.
This role will help lead to the delivery of exciting new venues in the downtown Nashville market and will be the local project manager acting as the primary liaison between General Contractor, local and national third parties. As well as coordinate project progress with the building management team. The ideal candidate will be an experienced construction and design professional with a proven track record of success.
Responsibilities
· Plan, coordinate, and oversee all aspects of construction projects from inception to completion, ensuring adherence to timelines, budgets, and quality standards.
· Collaborate with architects, engineers, contractors, ELIA team members, and other stakeholders to develop project plans, including detailed scope, schedules, and budgets.
· Monitor project progress, address any issues or delays, and implement necessary corrective measures.
· Conduct regular site visits and inspections to ensure construction activities are carried out in accordance with approved plans and safety regulations.
· Review project invoices, change orders, and payment requests.
· Prepare and manage budgets for construction projects, property operations, and maintenance activities.
· Monitor expenses, analyze financial data, and identify opportunities for cost savings without compromising quality.
· Generate regular reports on project progress, property performance, and maintenance activities, presenting findings to leadership.
· Support compliance reporting to meet requirements of lenders and partners.
· Coordinate construction efforts with the building management team.
· Attend local planning and city council meetings as needed for project approvals.
· All other duties as assigned.
Qualifications
· Bachelor's degree in construction management, architecture, engineering, or a related field.
· A minimum of 5 years of experience in project management, architecture, construction management, or real estate development.
· Proven ability to read and understand full architectural and engineering construction documents, specifications, construction submittals, etc., to ensure the design and construction of the project meets design & construction guidelines.
· Experience managing multiple complex projects simultaneously in a complex, service-intensive, deadline-driven environment.
· Ability to proficiently use various Microsoft Office applications, especially Microsoft Excel.
· Proficiency in project management software and tools.
· Sound financial acumen and budgeting skills.
· Professional certifications such as architect, engineer, or PMP (Project Management Professional) are desirable.
· Proactive problem-solving skills: ability to anticipate obstacles and also quickly generate alternate solutions/ideas.
Working Conditions
This is a full-time position. Typical days and hours of work are Monday through Friday 9:00 a.m. to 5 p.m. at the Nashville project site and corporate office.
