Seeking Highly Skilled Maitenance Technician with a minimum of 5 years on site experience.
ESSENTIAL JOB FUNCTIONS:
Responsibilities:
Performs resident service work orders according to Company Policy
Performs all maintenance as required to prepare vacant units as needed including painting and turning units
Performs all physical maintenance to buildings and equipment
Makes regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances and major equipment
Makes repairs or replacements, as necessary
Is on call for emergency duty when assigned
Is familiar with power, water, gas turn-offs, clean-out traps and fire extinguisher
Maintains relationships with other staff members, working closest with other Maintenance staff
Maintains relationships with current and prospective residents
Assists with other types of maintenance when necessary
At least five (5) years of resident/commercial property maintenance or related industry experience preferred Must have a valid FL driver’s license
High School diploma or equivalent, preferred Professional accreditation, CAMT preferred HVAC/CFC – certified; EPA Type II or Universal; CPO preferred
Familiar with federal, state and local Fair Housing Laws
Familiarity with HVAC systems, and various appliances, as well as a general knowledge of electrical, plumbing, and carpentry techniques
Understanding of safety requirements and OSHA standards
Ability to use standard tools and equipment necessary to perform duties
Able to walk, stand, drive, climb, kneel, bend and visually inspect throughout the day
Physical strength and ability to lift, carry and put away supplies, materials or equipment weighing up to 50 pounds Stamina sufficient to endure continuous physical effort including frequent standing, walking, bending, climbing, balancing, stooping, kneeling, crouching, crawling, reaching, and grasping. Able to endure working up to 10 hour shifts to perform duties as assigned in all kinds of weather
Ability to work on heights, such as roofs, while utilizing ladders and scaffolding
Ability to tolerate and work with chemicals used at the property for maintenance of apartments, pool and other facilities
Good oral communication skills Ability to understand and follow oral and written instructions
Ability to speak rudimentary English
Ability to read and write English at a 12th grade level Ability to pay attention to detail and focus on providing quality service
Appearance compatible with the image of the Company and Property, including use and proper maintenance of company issued uniforms, equipment and tools.
Positive attitude, good sense of humor, energetic, and capable role model for peers
Able to work effectively in a team environment
Ability to solve problems involving residents, equipment failure, emergency situations, etc
Ability to independently follow-through on tasks through to completion, and meet all deadlines as assigned
As an absolute condition of employment, employees are required to adhere to a drug-free and smoke-free agreement, and are subject to an initial and annual criminal background check.
