Southwest Property Management is Hiring a Maintenance Supervisor Near Naples, FL

Position Summary

The Maintenance Supervisor of Coquina Club of Naples is a position that includes multiple roles – with the overall objective of ensuring a clean and orderly property environment, management of all necessary outside vendors, and ensuring various assistance to the owners.

The position reports to and takes direction from the Board of Directors Normal working schedule is 40 hours/week; 8 am to 4 pm.

Roles and Responsibilities

· Monitors all occupancy of the property units – maintains occupancy and vehicle registry

· Maintenance and care of all common elements: Club Room, canopy area, pool, stairwells, elevator, parking area, property entrance, marina, outside grill area

· Cleaning the Club Room, bathrooms, stairwells, elevator

· Manages outside contractors responsible for: pool cleaning and maintenance, all landscaping planting/removal, sprinkler maintenance, pest control applications, elevator service (if required) building Comcast service (not individual units), trash removal, plumbing repairs, and other contractors as requested by the Board of Directors

· The Maintenance Supervisor must have, or obtain a pool service technical certification within the first month of his employment.

· Daily walk-around of property and grounds, including keeping areas clean of debris shed from trees and weather conditions – areas include parking areas, marina area, stairwells, pool area

· Daily wipe-down of pool furniture and tables during season as needed between May 1 and October 31

· During owners’ absences, the Maintenance Supervisor is responsible for inspecting the unoccupied units and perform the following list of inspection items:

o Check that all windows and doors are locked (Maintenance Supervisor shall keep securely a key to each owner’s unit to perform these inspections, and for emergency purposes)

o Check for any water leaks/roof leaks/window leaks and flush toilets; assure hot water is operating properly

o On a monthly basis, pour water down sinks/drains to keep seals and plumbing conditioned; briefly run garbage disposal

o Make sure air conditioning system is working

o Make sure refrigerator is operating properly

o Make sure water is turned off (following monthly water run)

o Assure that no garbage is left in internal refuse containers

o Inspect for signs of insect/pest issues

o Notify owners promptly if any noticeable problems through these inspections are found

· Upon request from a unit’s owner, and with 48 hours’ notice, the Maintenance Supervisor may admit guests, tradesmen, repairmen, or similar individuals into an owner’s unit for the purposes of repair, remodeling, estimating, etc., during normal business hours. It is preferred that such notice be put in writing by email or text, with , sufficient notice, no less than 48 hours. Neither the Coquina Club, its Board of Directors, nor the Maintenance Supervisor shall be held liable for damages or loss of property or any other liability when requests for such access is made. Additionally, the following points clarify the Maintenance Supervisor’s responsibility for other various issues:

o Regarding the arrangement of Comcast, where arrival times are given in a range of hours, the owner is responsible to arrange and be present for such services

o Vendor recommendations for such repair services as plumbing, electrical, etc. may be made by the Maintenance Supervisor, but contacting those vendors is the responsibility of the owners. Additionally, neither Coquina Club, its Board, nor the Maintenance Supervisor is responsible for work performed by a vendor

o Installing protection blankets for elevators for deliveries/moving/remodeling work is the responsibility of the Maintenance Supervisor with 48 hours written notice, and during normal business hours; if deliveries or moving occurs during the weekend, owner is responsible for notifying the Maintenance Supervisor prior to the weekend, and blankets will remain up during the entire weekend

o Arranging for stopping or restarting US Post Office delivery service is the responsibility of each owner

o Receipt/coordination of newspaper/magazine subscriptions is the responsibility of each owner

· Examples of other service to be provided occasionally are:

o Providing access to an owner’s unit during regular working hours in an emergency when keys are lost; for non-working hours, the names and numbers of Board members are posted for such emergencies

o Distribute packages left in the mailbox area, only if owners fail to pick up package within 48 hours of delivery

o Turn off appliances mistakenly left on when an owner vacates their property for periods longer than 24 hours, upon written request from the owner

o In case of imminent hurricane landfall, complete all tasks and procedures as outlined in the Board’s hurricane preparedness document. Communicates with Board pre- and post-storm regarding any damages, loss of power, and other emergency issues.
