ABOUT THE COMPANY

Upcoming 50 unit apartment building being acquired and added to our portfolio. We are in need of a top notch Leasing Agent.

We are a leading property management and real estate company based in

Philadelphia, dedicated to providing top-notch residential housing solutions

to our clients. Our portfolio consists of all new units that sell themselves.

Our current properties are scattered and are within a 4 mile radius. We are

seeking a highly motivated and customer-focused Residential Leasing Agent

to join our dynamic team. If you are passionate about real estate, enjoy

company with a $90MM portfolio over 200 units that has a need for a full

time Residential Leasing Agent. Under the supervision of the Executive

Director of Property Management (EDPM), this role will work

independently and be responsible for overseeing day to day leasing

operations.

into other areas in Montgomery County and maintain a primary focus on

improving the value and quality of life in all neighborhoods that we develop

in. We strive to work with the communities we are developing, by listening

to the neighboring residents.

The Residential Leasing Agent is responsible for managing the leasing

process for residential properties in the Philadelphia area. This role plays a

crucial part in maintaining high occupancy rates, ensuring tenant

satisfaction, and contributing to the overall success of our property

management team.

KEY RESPONSIBILITIES:

1. Resident Relations and Customer Interaction

- Respond promptly to all inquiries from potential residents.

- Engage with potential residents, understanding their requirements, and

providing information about available properties, showcasing the features

and benefits of available units.

- Build and maintain positive relationships with current and prospective

residents, address concerns, provide assistance, and ensure a positive rental

experience in a professional and efficient manner.

- Coordinate with property management, maintenance and other teams to

address issues and ensure smooth operations.

- Adhering to relevant housing laws and regulations to ensure a legal and

ethical leasing process.

2. Leasing Management:

- Manage the start-to-end leasing process, from marketing available units

to lease signing.

- Stay up-to-date with current market conditions and trends to ensure

competitive rental rates.

- Prepare and distribute lease agreements, ensuring compliance with local

and state

regulations.

Ensure all leasing documentation is accurately completed and in

compliance with legal requirements. - Collaborate with cross-functional

teams to address property management and maintenance issues.

- Perform pre-move in inspections, and a walk through with the resident

upon move in.

- Collect and process application fees, security deposits, and rent

payments.

- Ensure move in packets are prepped and required documents and funds

are received prior to move in.

3. Marketing and Advertising:

- Create and implement effective marketing strategies to attract potential

tenants.

- Develop eye-catching property listings with high-quality photos and

detailed descriptions.

- You will be an integral part of maintaining and updating a new Website.

- Utilize various online platforms and social media channels to promote

available properties.

- Manage a marketing budget of $20,000

- Ensure that all listings are published in 5-8 platforms.

- Share list of platforms with management.

- Monitor and update property listings on websites and rental platforms.

- Organize and attend open houses and property showings.

4. Tenant Screening:

- Conduct thorough background and credit checks on prospective

residents.

- Follow uniform application standard guidelines for Company.

- Verify rental history and employment information.

- Evaluate applicant qualifications to make informed leasing decisions.

5. Documentation and Record Keeping:

- Maintain accurate and organized records of all leasing transactions, ie:,

inquiries, appointments, conversions, and reasons why they chose not to

lease with us.

- Generate and maintain tenant files, ensuring compliance with legal

requirements.

- Prepare and distribute move-in/move-out checklists and conduct

property inspections.

6. Compliance and Legal Knowledge:

- Stay informed about federal, state, and local laws and regulations related

to residential leasing.

- Ensure all lease agreements and leasing practices comply with legal

requirements.

- Handle eviction processes when necessary, in accordance with the law.

7. Reporting:

- Provide regular leasing activity reports to management, including

occupancy rates and market trends.

- Monitor and report on the performance of marketing initiatives.

BENEFITS, REQUIREMENTS & PREFERENCES

Qualifications:

- High school diploma or equivalent; Previous experience in real estate,

leasing, and customer service. Bachelor's degree in marketing, business, real

estate, or a related field preferred but not necessary.

- Strong negotiation and communication skills.

- Real Estate license in the state of Pennsylvania preferred but not required

- 5 years of experience in residential leasing or property management, 3

years minimum in Philadelphia

- Strong knowledge of Philadelphia's real estate market.

- Excellent communication and interpersonal skills.

- Detail-oriented and highly organized.

- Ability to work independently and as part of a collaborative team.

- Appfolio, Yardi, or similar experience preferred, but not required.

- Proficient in property management software and Microsoft Office Suite.

- Ability to work flexible hours, including evenings and weekends when

necessary.

- Valid driver's license and reliable transportation.

We provide a competitive compensation package, including an annual base

salary of $23.00 , commensurate with experience plus commission totaling up to $70,000 annually.
