About Us: The Ridglea Village Shopping Center is an historic office building and shopping destination located in Fort Worth Texas. Here at Crimson Property Management, we are committed to delivering an exceptional experience to our tenants and visitors. We are currently seeking a dynamic and highly organized Property Manager to join our team and help manage our property effectively.
Job Description: This is a 1099 Independent Contractor Position. As the Property Manager at the Ridglea Village Shopping Center, you will play a vital role in ensuring the overall success and smooth operation of our property. You will be responsible for a wide range of tasks, from tenant correspondence to overseeing maintenance projects and more. The ideal candidate will have a background in leasing and be adept at managing multiple ongoing projects simultaneously. Additionally, you will be responsible for tracking expenses and managing invoices.
Required Experience:
MUST be good at working on your own with little to no supervision in this autonomous position.
MUST have experience creating reports of the property and keeping track of the accounts and expenses for the property.
MUST be proficient and have experience in service contracts execution & wording, along with experience reading and executing leases.
Key Responsibilities:
Tenant Correspondence: Maintain positive relationships with tenants, address their concerns, and handle any inquiries promptly and professionally.
Issue Investigation: Investigate and resolve issues related to the property, including maintenance, safety, and tenant disputes.
Maintenance Oversight: Assign tasks to maintenance technicians, schedule regular maintenance, and coordinate with vendors for higher-level repairs when needed.
Leasing Support: Utilize your background in leasing to assist with tenant turnover, lease renewals, and new tenant onboarding.
Project Management: Monitor ongoing projects, ensuring they stay on schedule and within budget. Call around for bids on new projects and negotiate contracts with vendors.
On-Site Availability: Be available on-site to handle emergencies and supervise ongoing activities, such as construction or maintenance projects.
Project Tracking: Keep meticulous records and documentation of project progress, expenses, and contractor performance.
Expense and Invoice Management: Track property-related expenses and manage invoices, ensuring accuracy and timely payments.
Qualifications:
· Proven experience in property management and leasing, preferably in a commercial real estate setting.
· Strong organizational and multitasking skills.
· Excellent communication and interpersonal skills.
· Ability to work independently and as part of a team.
· Knowledge of property maintenance and project management.
· Proficiency in Microsoft Office and property management software.
· A problem-solving mindset and a commitment to exceptional customer service.
