Position Overview:
As the Leasing & Marketing Manager, you will play a pivotal role in driving occupancy rates and enhancing the visibility of our properties through strategic marketing initiatives. Your primary responsibilities will include leading the leasing process, developing and implementing marketing strategies, and maintaining positive relationships with current and prospective residents throughout the portfolio.

Responsibilities:

  • Leads the company’s leasing and marketing efforts throughout the portfolio and partners with the property operations teams to produce effective marketing plans and strategies.
  • Ensures the effective development, execution, and management of all digital marketing strategies and channels, ranging from websites and online reputation management to SEO, SEM & PPC management.
  • Develop and implement comprehensive marketing plans to attract prospective residents, utilizing a variety of channels including online platforms, social media, and community outreach.
  • Conduct market research and analysis to stay informed about trends, competitor pricing, and demographics, adjusting strategies as needed to maximize occupancy and revenue.
  • Ensures that the company’s content and branding campaigns are consistent across all communication channels & related initiatives (i.e., websites, email, social media, printed materials, promotional items, etc.).
  • Helps the site staff generate leases through targeted media and communication channels ranging from online advertising and networking to referral programs and preferred employer arrangements.
  • Stay updated on industry best practices and emerging trends in leasing, marketing, and property management.
  • Provide training to the company’s leasing staff including developing critical sales skills such as conducting effective property tours, developing successful sales techniques, and providing excellent service to our residents and other business guests.
  • Measures the return on investment for all marketing programs and campaigns with a focus on initiatives and activities that improve leasing productivity and generate revenue.

Qualifications:

  • A minimum of 7 years of progressive experience in leasing or property management, preferably including multifamily marketing experience.
  • Excellent communication, presentation, negotiation, and organizational skills.
  • The ability to manage multiple projects with competing priorities and with a high level of attention to detail.
  • Proven sales/leasing experience, with the demonstrated ability to generate leads and close deals.
  • Strong interpersonal skills, with the ability to build and maintain relationships with prospects, residents, and other key business associates.
  • A solid understanding of market trends, local regulations, and legal requirements related to residential leasing and property management.
  • A positive, proactive, and professional attitude, with the ability to work independently, as well as part of a team.
  • The ability to prepare and deliver comprehensive training and to determine areas where leasing/sales/customer service performance needs to improve, and the ability to develop training courses and establish methods to track employee performance after training is completed.
