Your Architectural Project Management Skills are needed for an affordable housing developer in New Jersey

Our client, a mission-driven affordable housing development group is rapidly growing. They are looking to build their team with exceptionally talented individuals. They are seeking an Architectural Project Manager who manages the overall project planning, direction, completion and financial outcome and administers both the owner and subcontractor relationships for assigned projects. The Architectural Project Manager is responsible for directing all on-site staff and subcontractors. The position also includes pre-development planning, initial project scheduling, preliminary logistics, cost management during preconstruction. It is expected that the PM will assist in estimating as well as construction document/drawing review to ensure that project scope is adequately adhered to.

The position requires business management acumen and must demonstrate strong leadership, organizational and time management skills, as well as have strong communication and client service skills.

The Architectural Project Manager must have the following Qualifications:

  • Bachelor’s degree in engineering and/or construction related field from an accredited college or university.
  • 6-8 years of diverse, full-time technical experience in the construction field; (4) of which must involve managing all phases of preconstruction and construction work of a similar scale and scope
  • Self-starter with proven ability to prioritize/execute in a fast-paced environment, solve problems, and manage multiple active projects.
  • Strong knowledge of architectural, structural, and MEP systems.
  • Strong existing relationships with general contractors, architects, surveyors, and other contractors preferred
  • Experience with modular construction preferred
  • Experience with affordable housing preferred
  • Outstanding oral and written communication skills
  • Ability to present to and interact with clients, management, and investment partners
  • Top level proficiency with Procore and Google Workspace

The Architectural Project Manager will have the following Responsibilities

  • Read and understand construction plans, surveys, zoning requirements, plot plans and other construction drawings and the associated technical specifications.
  • Assess project feasibility, analyze construction plans and provide feedback to optimize plans for modular production and maximize overall project efficiency
  • Work with module manufacturer to develop accurate orders for projects, track all changes and update budgets and pricing models
  • Develop the scope of work assignments and complete the budget for the projects.
  • Tender budget to subcontractors, manage the bidding process and input subcontracts.
  • Manage and coordinate all project stakeholders including clients, architects, engineers, manufacturers, etc. and be accountable for all aspects of the project.
  • Act at as the primary project point of contact, resolve disputes and issues, answer stakeholder questions
  • Identify potential risks related to operations, contracts, or project execution. Develop mitigation plans and strategies to control the impact of negative situations or to maximize opportunities throughout the life cycle of a project.
  • Manage multiple multi-family projects and subdivisions simultaneously
  • Provide leadership to the projects ensuring project completion within budget, schedule, and conformance with design documents.
  • Develop and execute the bidding strategy, including development of the project scope, budget, schedule, and negotiating
  • Develop a logistics plan for module delivery & set and to ensure that subcontractors complete their work efficiently, in a well-planned and coordinated way.
  • Review all subcontracts and purchase orders
  • Manage on-site superintendent and perform site inspections as necessary.
  • Establish regularly scheduled meetings to review plans, budgets, equipment, required on-site dates, manpower projections and the project schedule, quality / performance issues on and offsite.
  • Develop all project forecasts, schedules, cost estimates, financial reports
  • Report all deviations from the project deliverables, schedule, and budget
  • Obtain approvals for any changes to the project
  • Manage the inspection process. Obtain final acceptance of the work, and sign offs from clients and governing authorities.
  • Ensure timely closeout of the subcontracts.
  • Provide the company guidance on best practices and the best technology to improve company operations
  • Attend client meetings independently and with Partners
  • Attend industry and networking events
