POSITION SUMMARY

The Asset Manager at Cohen Investment Group (CIG), reporting to the Chief Operating Officer, is tasked with strategically overseeing the financial performance of a diverse real estate portfolio spanning multifamily, storage, parking, retail, industrial, and office assets nationwide. Collaborating closely with internal teams including acquisitions and market analytics, as well as external partners such as property management, leasing, capital markets, and investment sales, the Asset Manager drives the execution of tailored business plans to maximize net operating income. With a keen eye for optimization, the Asset Manager plays a pivotal role in achieving CIG’s overarching investment objectives.

The compensation package will commensurate experience, expertise, and market data.

ESSENTIAL FUNTIONS

  • Lead and monitor the asset strategy with cross-functional teams to achieve underwriting objectives, minimize risk, and meet investment goals.
  • Coordinate and review annual property budgets and asset strategies with various CIG team members for approval.
  • Conduct regular property visits to ensure asset strategy objectives are achieved and identify areas of opportunity.
  • Review monthly and quarterly property financial and variance reporting, conducting periodic calls with property teams.
  • Prepare quarterly investor reports, cashflow statements, investment activity reports, and forecasts, address investor and lender inquiries regarding asset performance.
  • Manage communication among property-specific CIG teams to enhance investment performance and facilitate investor reporting.
  • Provide analytical support across functional teams for strategic business decisions, including investment opportunities, operational savings, capital expenditures, and capital structure execution.
  • Calculate cashflow and investor waterfall/distribution calculations with strong financial skills in detailed calculations such as IRR and ROI required.
  • Ensure loan document compliance by monitoring DCR, LTV, yield maintenance, periodic reporting, rate maintenance, etc., and manage all lender compliance functions.
  • Frequently monitor asset performance in comparison with comparable assets in submarket while maintaining a current understanding of real estate trends and industry dynamics.
  • Work closely with property management teams to monitor tenant delinquencies, guide occupancy, drive revenue optimization, and optimize capital investments.
  • Support the Acquisitions team in underwriting, asset strategy creation, and due diligence processes for a smooth transition into the operating portfolio.
  • Partner with the finance team to execute financing and refinancing activities for stabilized assets.
  • Manage annual insurance procurement for portfolio assets and oversee insurance claims response for damage due to storm, flood, fire, wind, etc.
  • Manage real estate tax valuations, condemnations, and any applicable local jurisdictional impacts to assigned assets.
  • Work to always maintain and improve portfolio performance.
  • Perform any other duties as assigned.

POSITION REQUIREMENTS

  • In-office hours Monday – Friday 8:30am – 5:30pm EST
  • Bachelor’s degree in finance, business, economics, accounting, real estate, or a related field (required)
  • At least 3 years of experience in real estate finance, asset management, investing, consulting, or another related financial service field
  • Experience with two or more property types strongly preferred: multifamily, storage, office, retail, parking, and industrial
  • Experience in investment analysis and financial modeling
  • Experience with real estate market research and relevant data providers (e.g., CoStar) a plus
  • Proven track record of high performance in prior work
  • Completes responsibilities with little oversight or required direction
  • Possess creativity, independence, initiative, and high levels of integrity

POSITION QUALIFICATIONS

  • Able to problem-solve and perform modeling at an advanced level
  • Able to perform tasks by interpreting and analyzing established procedures
  • Strong verbal and written communication skills
  • Strong self-starter that thrives in a fast-paced, dynamic environment with multiple and evolving priorities and deadlines
  • Strong computer skills to include Word, Excel, PowerPoint and Outlook.
  • Strong financial analysis skills with an emphasis on accuracy and thoroughness
  • Ability to prioritize responsibilities, manage time effectively and handle a high volume of work
