City of High Point is Hiring a Building Maintenance Technician Near High Point, NC

Performs responsible skilled and semi-skilled work in a variety of maintenance, repair and construction jobs involving the use of common tools and equipment and frequently operates specialized equipment; does related work as required. 
 
Work is performed under the regular supervision of the Facility Services Supervisor.
  • Performs building maintenance work including alteration, repair and maintenance of City buildings and related mechanical, electrical and plumbing systems; 
  • Performs basic carpentry work, prepares surfaces and paints buildings; 
  • Inspects City facilities and equipment to determine maintenance and repair needs;
  • Repairs and maintains equipment, tools and vehicles; 
  • Performs preventative maintenance as required;
  • Assists workers with technical problems and assignments; 
  • Participates in the pickup, loading and unloading of materials needed for work assignments; 
  • Prepares work reports; 
  • Trains and assists co-workers as needed. 
  • Ensures that all work is performed in accordance with OSHA and City Safety Standards and Policies.
Qualifications
  • High School Diploma or GED
  • Must have good knowledge of the safe and proper use of power tools, hand tools, and maintenance equipment.
  • Must have general knowledge relating to maintenance, repair, equipment operation and manual tasks.
  • Must be able to climb ladders and lift up to 50 pounds.
  • Must be available to work overtime, nights, weekends, and holidays as needed and must be available to be on-call for after-hours and weekends for incidents/emergencies as needed;
  • Thorough understanding of local, state and federal safety regulations and OSHA
  • Two (2) years' experience as a semi-skilled or skilled worker in building maintenance, repair or construction is preferred.
 
Physical Requirements
  • Speaking and/or Hearing: (Speaking - Expressing or exchanging ideas by means of spoken word). (Hearing - Perceiving nature of sounds by ear). Both necessary to converse with other employees and supervisor working together to accomplish tasks. 
  • Visual Abilities; 
  • Acuity, far - Clarity of vision at 20 feet or more. Must be able to see other workers from a distance for safety reasons when operating tools and/or maintenance equipment. Both eyes 20/25 -R 20/30 -L 20/30 corrected
  • Acuity, near - Clarity of vision at 20 inches or less. Must be able to see hand tools and other equipment close at hand so as to operate safely. Both eyes 20/25 corrected
  • Depth Perception - Three-dimensional vision. Ability to judge distance and space relationships so as to see objects where and as they actually are. Must be able to judge distances so as to use both hands in performing different tasks at the same time. Depth Perception - 4
  • Field of Vision - Area that can be seen up and down or to right or left while eyes are fixed on a given point. To ensure safety, must be able to see wide span of area to cover grounds when employees and other people are entering and leaving area.
  • Accommodation - Adjustment of lens of eye to bring an object into sharp focus. This is especially important when doing near-point work while glancing up to check entire work area. Must be able to adjust the eye lens to glance quickly from equipment to people who are located at varying distances.
  • Physical Strength – degree of physical demands typically associated with this position include:
  • Exerting up to 50 pounds of force frequently;
  • Requires a significant amount of walking, standing, climbing, stooping, bending, crawling, kneeling, reaching, and lifting. On occasions employee is required to maneuver over both even and extremely uneven terrain. There is significant use of arms, hands, legs, and feet. Physical demands are varied with work situations.

(Handling - Seizing, holding, grasping, turning, or otherwise working with hand or hands (fingering not involved). (Fingering - Picking, pinching, or otherwise working with fingers primarily (rather than the whole hand or arm as in handling). All are requirements of this job. 
  • Handling - Seizing, holding, grasping, turning, or otherwise working with hand(s). Necessary in the operation of hand tools used in maintenance tasks.
  • Fingering - Picking, pinching or otherwise working with fingers primarily rather than the entire hand or arm. Necessary to hold pen or pencil to write, to dial telephone, to operate handheld and power tools and to operate office equipment.

    • Ability to apply principles of logical thinking to work tasks and requests made by supervisor and other employees; to comprehend and respond to a variety of situations in an expedient manner. Good judgment is important.

    • Using Arithmetic: Ability to use arithmetic to the extent of using figures when measuring areas and supplies, and counting.
  • Language Ability
    • Read: Ability to read equipment manuals, instructions, directions and other documents relating to job. 
    • Write: Ability to write personal notes as needed in order to perform assignments. 
    • Speak: Ability to be conversant in voice and diction so as to participate in discussions with supervisor, other employees and the general public. 
Environmental Conditions
  • Physical Surroundings
  • Employee is subject to Inside and Outside Environmental Conditions: Exposed to the various weather conditions and temperatures. Employee will be exposed to rain, sleet, snow, ice, wind and extremely hot or cold weather. Combining the type of work performed with the weather conditions, the worker should be one who can work outside in all weather conditions for long periods of time. 
  • Employee will be working inside of buildings which are air conditioned and outside in all weather conditions. When working outside employee may encounter wet, hot, or cold extremes.
  • May have to go into unsanitary areas, areas with offensive odors, spaces where there may be temperature extremes, and into areas with extremely limited horizontal and vertical clearances.
  • Hazards
  • Employee will be exposed to trash, debris, insects, and vermin.
  • Must negotiate uneven terrain.
  • Exposure to dust, dirt, mud, and wet conditions.
  • Must sometimes work in and around construction sites which are dangerous due to the stage of their construction. Must sometimes work in areas where the only light source is from a flashlight.
  • Employee will be exposed to chemicals and detergents associated with the work, trash, garbage, and confined spaces.
  • Work is subject to final standards of OSHA on bloodborne pathogens.
Machinery/Tools/Work Aids/Other Equipment
  • Facility Maintenance: Chemical cleaners, water hoses, hand held power tools, scrapers, wire brushes, paint, paint remover, paint thinner, ladders and hand tools including screw driver and pliers, plumbing tools including power augers and mounted power tools.
