Cardel Homes is Hiring a Land Development Manager Near Centennial, CO

The Land Development Manager (LDM), under the direction of the Regional President, is responsible for all development activities related to development and site servicing, project management, and property management for both single family and multi-family housing.

Responsibilities

  • Meet regularly with the executive team to review strategy, business plan execution, provide updates and contribute to planning and problem solving.
  • Manage several projects at varying stages of the land development life cycle.
  • Take leadership role in understanding competitive landscape; current cost accounting; current and expected land values; barriers to entry; political landscape and other social, economic, and political situations that could affect the land division.
  • Establish procurement and construction strategy for projects.
  • Prepare and manage project controls including budgets, schedules, and quality control measures.
  • Prepare regular reports addressing progress, identifying potential concerns, and proposing cost-effective solutions.
  • Write and define scope, estimates, schedules, budget development, contract administration and procurement (generates scope through award).
  • Applicable permitting processes, sequence & timelines (heavy site construction, geotechnical engineering, land planning, civil engineering, architectural design, etc.)
  • Manage relationships with third-party consultants while also being able to resolve planning, development and other related issues that come up on site.
  • Attend site meetings to address site servicing concerns, safety issues, scheduling in addition to management of SWMPP to meet the requirements for both the county and state.
  • Sureties’ generation, management, and release of funds.
  • 50%/50% time in the office vs time on site in the field

Qualifications

  • 5 years of experience in a related or similar role.
  • Experience working with Official Plans, Zoning By-laws, Site Plan Agreements, Subdivision Agreements, Committee of Adjustment.
  • State Driver’s License.
  • Post-secondary diploma or degree in Real Estate, Urban & Regional Planning or Civil Engineering
  • Experience working on site with contractor and supervising engineers, consultants, and trades.
  • Microsoft Office (Including MS Project), AutoCAD/PowerCADD familiarity with PowerBI, Google Earth, GIS mapping platforms and 3D rendering software.

Pay: $110,000.00 - $130,000.00 per year
