CADUCEUS USA is Hiring a Property Manager Near Atlanta, GA

The Property Manager is responsible for the professional management of all assigned properties. The tasks required of this position will require flexibility, excellent organization, and attention to detail. The Property Manager is primarily responsible for maintaining and improving commercial real estate assets.

Responsibilities:

- Oversee the daily operations and management of properties

- Investigate cost reduction opportunities

- Coordinate and supervise maintenance and repair work

- Conduct regular property inspections to ensure compliance with safety and maintenance standards

- Manage lease agreements, lease negotiations, and lease renewals

- Conduct periodic inspections of the property to ensure compliance with leases and the proper upkeep of the property

- Maintain accurate records of property expenses

- Maintain a schedule of contracts and manage renewals

- Maintain a schedule of service contracts by property

- Maintain and update a list of preferred vendors in each trade

- Prepare financial reports and budgets for owners

- Obtain bids and manage capital improvement projects

- Update and maintain property condition reports with respect to roofs, HVAC units, parking lot, etc.

- Arranging contracts for maintenance, trash removal, landscaping, security and other ongoing services and managing disputes with these providers where appropriate

- Stay updated on relevant laws and regulations pertaining to property management

Experience:

- Bachelor’s Degree from four-year College or University with three years industry experience/or equivalent combination of education and experience.

- Previous experience in property management or a related field is required

- Strong working knowledge of MS Word, PowerPoint, Outlook, and Excel.

- 3 years of directly relevant Commercial Real Estate Property Management experience.

- Effectively prioritize and multi-task.

- Excellent people skills.

- Ability to effectively communicate both orally and in writing with peers, managers and clients.

- Dependable & flexible as well as possessing the ability to maintain a high level of confidentiality.

- Proactive, initiate follow-through.

- Strong data entry skills for maintaining accurate records of property information

- Effective prioritize and multi-task

- Ability to effectively communicate both orally and in writing with peers, managers, and clients.

Job Type: Full-time

Pay: $40,000.00 - $60,000.00 per year
