The Opportunity:
Brookwood is hiring a Center Manager for a new Executive Suite operation in Irving, Texas. As Center Manager, your job will be to work with our clients/tenants as a workspace sales consultant helping them choose the space that meets their needs. You will be maximizing revenue in your area by leading efforts to generate new clients/tenants and increase sales. This position reports to the Asset Manager and provides an excellent opportunity for career development with a commercial real estate investment firm.
Position Responsibilities:
Launch the grand opening of the centers, including selection of client service offerings, development of marketing materials, procurement of furniture and equipment, and software implementation;
Define and implement the sales strategy for your area, overseeing the full sales cycle from identifying opportunities to successfully closing deals and executing leases;
Generate leads and proactive sales by executing against your promotional and networking events and activities;
Build relationships with potential business clients and brokers to sell them our added-value services and products;
Maximize sales performance for your area and ensure critical KPIs are met and exceeded;
Manage the day-to-day operation, maintenance of the building, tenant requests and receptionist staff; evaluating performance;
Negotiate and oversee vendor services;
Communicate with tenants and deliver a high level of customer service;
Prepare annual property budgets, including identifying capital improvements;
Invoice tenants and calculate allocations;
Make bank deposits;
Establish and monitor adherence to the properties’ operating policies and procedures;
Ensure compliance with codes and regulations; recommend legal actions for violations of leases or contracts;
Review, analyze, and report on the financial and operational performance of the property and participating in meetings with senior management regarding the same;
Software maintenance for keys, phones and internet for tenants, and;
IT knowledge for Yardi Kube phone system and internet data are requirement.
Qualifications:
Strong communication and organizational skills;
Excellent customer service skills;
A working knowledge of the day-to-day operations of a multi-tenant office building, along with capital and tenant improvement project management skills;
Managerial skills to oversee staff and handle a high volume of activity; tenant;
Proficiency in Yardi Cube, Excel and Word is required.
