OBJECTIVE:
Manage all aspects of land development projects, overseeing site engineering, obtaining necessary approvals, and ensuring adherence to budgets and schedules until project completion and bond release.
RESPONSIBILITIES:
Develop and maintain project budgets and cash flow forecasts in alignment with organizational objectives.
Create and manage project schedules, ensuring timely execution of activities.
Collaborate with professionals to obtain quality data and analysis within budgetary constraints.
Assess site conditions and constraints, including environmental factors, impacting development feasibility.
Oversee project development and delivery in alignment with organizational requirements, coordinating with contractors and consultants.
Coordinate with planning and site development divisions to integrate input into project design.
Manage documentation required for project permitting and completion.
Validate payment applications from consultants and contractors.
Liaise with municipal staff and agencies as needed.
Manage permit applications and receipt for land development activities.
Coordinate utility construction according to approved engineering plans.
Validate scope and budget changes for projects.
Develop and manage scopes of work for civil and land development activities.
Select professional consultants and contractors for project services.
Provide quality control and review project-related documents.
Assist in due diligence for future land acquisitions.
JOB REQUIREMENTS:
5-7 years of experience in land development and entitlement planning in the home-building industry.
Bachelor's degree in Civil Engineering, Business Accounting, or Construction Management.
Proven track record in land development management, including site selection, due diligence, entitlements, and construction oversight.
Strong project management skills with the ability to prioritize in a fast-paced environment.
Excellent analytical, problem-solving, communication, and leadership skills.
Proficiency in computer applications.
