Astoria charm is Hiring a Residential Property Manager Near Baltimore, MD

Job Responsibilities

The Property Manager is actively involved in all functions that directly impact occupancy and the overall physical condition of the property. Establish systems designed to support the goal of maximizing Rental Income, maintaining the asset for the owners, and a clear accountability to the owners.

As the Property Manager, your #1 job is the Asset and Owner. A dedicated team will support you on a daily basis to assist with application processing, lease renewals, and maintenance coordination, ensuring you can effectively manage the portfolio.

Compensation: Base salary of $45k (dependent on the level of experience), with a monthly commission based on a percentage of management fees collected. Yearly Bonus based on the company's health and profitability and the health of the portfolio of properties gained/lost and rents collected.

Onboarding

  • New Owner Onboarding: Ensure seamless integration of new owners into the property management system.
  • New Account Setup.

Marketing

  • Oversee Listing Management
  • Oversee Vacancy Management
  • Market Research
  • Owner Communication - Vacant Units

Move In

  • Work with the Assistant Property Manager (APM) on the Move-in Process
  • Address Manage Move-in Concerns

Tenancy Management

  • Oversee Delinquencies within the Portfolio
  • Manage Non-payment Notice Process:
  • Manage Legal Processes/Evictions
  • Oversee Move-Outs:
  • Account Review with Owners Regularly review and report properties' financial and operational status with owners.

Owner Management

  • Manage Quarterly Written Communication to Owners
  • Responsive Owner Support
  • Conflict Resolution

Lease Renewals / Rent Increases

  • Oversee the Management/Negotiation of Renewals
  • Communicate with the Owner on Renewals and Increases
  • Advisory Role with Mid-Lease Inspections
  • Oversee Renewal Process
  • Oversee Document Management
  • Market Analysis for Rent Pricing
  • Tenant Communication and Negotiation

Collections

  • Manage All Owner Collections
  • Coordinate with the APM on Outside Collections and Tenant Credit Reporting
  • Owner Contributions for WOs Above the NTE Limit
  • Manage Capital Expenditure Maintenance Items

Inspections

  • Assist with Move-Out Inspections
  • Assist with Mid-Lease Inspections
  • Quality Control Inspections Before and After Maintenance Work
  • Assist with Safety and Compliance Inspections
  • Prepare and Distribute Inspection Reports
  • Owner Communication Regarding Inspection Findings

Maintenance Management

  • Work with APM and Maintenance Coordinator on Outstanding Work Orders
  • Address Escalated Maintenance with Owners as Needed
  • Manage Owner Contributions for Work Orders Above the NTE Limit
  • Manage Capital Expenditure Maintenance Items

Move-Outs/Turnovers

  • Review Move-Out Inspection
  • Create Scope of Work (SOW) with Maintenance
  • Present Scope of Work to Owner
  • Manage Owner Contributions for Turnovers
  • Communicate with the Owner on the Status of Rent Ready
  • Quality Control—Sign off on Rent-Ready Condition
  • Manage Turnover Budget
  • Preparation of Security Deposit Final Accounting Charges

Leadership

  • Develop Working Relationships with Property Owners
  • Integrate with Internal Team
  • Manage Owner Offboarding
  • Lead Weekly Meetings with the Assistant Property Managers (APMs)
  • Perform Quarterly Team Evaluations
  • Champion Company Culture and Values
  • Mentorship and Support
  • Proactive Problem Solving

Job Type: Full-time

Pay: $46,264.00 - $61,758.00 per year
