Armada Hoffler Properties is Hiring an Area Superintendents, Charlotte, NC Near Charlotte, NC

Armada Hoffler is searching for 2 Area Superintendents to work on two multi-family projects in Charlotte, NC.

Job Summary: The Area Superintendent reports to the Lead Superintendent and provides overall supervision for all construction operations in a specific area or scope of work on projects of varying size and complexity. Will have direct interaction with Armada Hoffler staff, foremen, trade/subcontractors, and other construction-related personnel. May supervise assistant superintendents and other project team personnel, directing them in the planning, coordination and execution of work ensuring they are built on time, within budget, in accordance with Armada Hoffler's policies and procedures, and Safety Program.

Responsibilities

  • Monitors field variations in an assigned area or scope of a large-scale project and keeps the lead Project Superintendent informed of changes.
  • Participates in project coordination meetings to maintain pre-planning engagement and scheduling of the coordination activities in assigned scope of work.
  • Ensures that subcontractors understand job schedules and make every effort to meet them.
  • Participates in the development of material handling and site utilization plans for assigned scope of work. Coordinates with engineers on material needs, RFIs, etc. Ensures that material received is properly inspected for quantity and quality, and that the receiving tickets are properly signed and coded and given to the jobsite administrator.
  • Coordinates work among the various trades in assigned scope of work and supervises and directs the work of the line and grade crews.
  • Follows the project site logistics plan and coordinates material deliveries and movement of equipment in a specific area or scope to ensure safe and efficient work.
  • Ensures subcontractor compliance with Armada Hoffler Safety Program and all applicable safety codes and regulations.
  • Holds trades/subcontractors in their specific area or scope accountable and holds them accountable to perform within requirements through pre-task planning, monitoring construction site activities and conditions, taking immediate corrective actions to non-compliant work, and helps drive Armada Hoffler’s strong safety culture.
  • Manages the coordination with authorities having jurisdiction and all special inspections required.
  • Monitors the work to ensure good quality control, and to make certain that work conforms to all plans and specifications.
  • Coordinates punch list process in their specific scope to ensure owner acceptance at project turnover.
  • Maintains adherence to Armada Hoffler’s standards of safety. Identifies subcontractor non-compliance with safety, health, and environmental quality standards and notifies lead superintendent.
  • Assists in the review of the monthly estimate work completed and material invoices.
  • Provides clear leadership and manages a small team of employees, providing oversight, direction, and mentoring.
  • Maintains positive relationships with the owner, architect, engineers, subcontractors, suppliers, municipal authorities, and company personnel involved with the project.
  • Performs additional tasks or functions in response to directions and priorities set by supervising manager.

    Requirements

    • Bachelor’s Degree in Construction Science or related field, or equivalent combinations of technical training and/or experience to meet job requirements.
    • Minimum 5 years of progressive construction field supervisory experience with large-scale commercial construction projects.
    • Area supervision of 3 commercial construction projects from start to finish preferred.
    • Experience with construction site logistics planning, trade/subcontractor management, monitoring worker safety, quality control, construction project scheduling, material delivery coordination, reading construction plans, blueprints and shop drawings.
    • Experience building multifamily or other sizable ground-up commercial construction projects.
    • Ability to organize necessary resources, including people, tools, and time to meet tight deadlines and achieve desired results.
    • Experience with MS Office, BlueBeam, and scheduling software (Primavera / P6, SureTrack or Microsoft Projects) and ViewPoint construction management software a plus.
    • OSHA 30 Certification preferred.
    • Travel will be required so employees should possess a valid driver's license and a good driving record in accordance with Armada Hoffler's Driver Qualification Policy.
    • Extended stays on out-of-town projects is a possibility.

    Physical Demands and Work Environment

    While performing the duties of this job, the employee regularly works on the construction work site where the employee is exposed to moving mechanical parts; high precarious places; fumes or airborne particles; outside weather conditions, and risk of electrical shock. The noise in these work environments is usually moderate to very loud.

    Performance of the required duties will require the physical ability to climb permanent and temporary stairs, passenger use of construction personnel hoists, ability to climb ladders and negotiate work areas under construction. Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus. Performing this job requires the use of hands to finger, handle, or feel objects, tools, or controls, sit, walk, talk hear, stand, climb, balance, stoop, kneel, crouch, or crawl. The employee must occasionally lift and/or move up to 50 pounds.

    Employees must be able to pass pre-employment and random drug screens, and a background check.
