JOB DESCRIPTION
MAINTENANCE HELPER REGULAR FULL TIME
PRIMARY PURPOSE: The Maintenance Helper position maintains and repairs components of building common elements, systems and facilities under the direction and supervision of the Maintenance Supervisor, Maintenance General or Maintenance Utility positions.
ESSENTIAL DUTIES/FUNCTIONS: Assist in maintenance and repair of individual elements of building systems and subsystems including structural, electrical, plumbing and mechanical:
· tile, drywall, acoustic paneling, plywood, plastic, laminates
· light bulbs & fixtures
· lube, repair, install door hinges, locksets and closers
· clear clogged drain lines
· repair/rebuild/replace toilet valve assemblies, shower heads, faucet assemblies
· soldering, brazing and welding
· appliance repair: air conditioning, washers & dryers
· repair/replace electrical outlets and switches
· maintain Association equipment
· prep various materials for paint, paint different materials or components
Pool and thermal spa maintenance including chemical balance, cleaning, pump and filter maintenance.
Relief perimeter maintenance including grounds cleanup, hedge and lawn trimming, pruning.
WORKING CONDITIONS: Environment: enclosed, semi-enclosed and open areas; may involve working in or around heat, humidity, noise, dust, noxious odors, and fumes.

· mechanical & electrical drain "snake"

· high-pressure water cleaner

Work Hours: 7am-4pm/ 1pm-9pm, five days a week; may include weekends.
MENTAL DEMANDS: General: alertness, concentration, patience and attention to detail.
Learning ability: oral and written instruction, hands on experience with variety of hand and power tools, variety of tasks.
Mathematical ability: measurement, basic arithmetical calculation in connection with specific assigned task.
Wide range of jobs and situations requires flexibility and ability to work harmoniously with others.
PHYSICAL DEMANDS: frequent walking & climbing stairs
· frequent standing
· frequent to continuous use of hands
· frequent reaching for repair of overhead electrical & plumbing components
· occasional climbing & balancing when using stepladders & scaffolds
· occasional stooping, kneeling, crouching or crawling to repair or replace floor coverings, to cut and fit materials, to paint or replace baseboard
Lift or carry weight up to 100 lbs; push or pull rolling weight to 300 lbs.
Continuous use of corrected vision necessary: depth perception; wide field of vision; color vision.
COMMUNICATION DEMANDS: Ability to understand basic written and oral directions and information in English. Ability to express self orally and in writing understandably in English.
QUALIFICATION REQUIREMENTS: Skills/Knowledge: general mechanical ability; some knowledge of basic tools, equipment, materials and work practices in general building trades; some knowledge of proper use of basic safety equipment and procedures.
Education/Training: minimum high school diploma or GED.
Experience: minimum 1 year in building trades or related fields.
On-the-job training provided.
