Summary

The Property Manager is responsible for the professional management of assigned properties and personnel, which will require flexibility, excellent organization, attention to detail and strong leadership skills. The primary focus for this role is to maintain and improve the property, monitor the fiscal performance and uphold AMBO’s core values.

Property Manager Job Responsibilities:

  • Lead, direct, and control all facets of the community to ensure quality services and a high degree of customer satisfaction by standards and policies, while working within budgetary guidelines
  • Recruit, hire, onboard, train and provide performance feedback to employees to ensure community performance and adequate staffing. Motivate associates through recognition programs, training, and team building. Hold daily Stand-Up meetings with all staff to ensure that goals and milestones are communicated and that management support is being provided.
  • Ensure property performance is maximized—including actionable walks of the grounds & made-ready apartments to ensure the community is presentable at all times; resolving tenant complaints, enforcing rules of occupancy, completing repairs, planning renovations, contracting with landscaping, etc.
  • Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
  • Share in leasing responsibilities to ensure prospects are given highest priority; Tour visitors and guests (this includes prospects, owners, investors, guests from corporate) to show amenities, apartments, models, community, etc.
  • Ensure that the onsite staff provides the highest level of service to residents; respond appropriately to survey results.
  • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
  • Accomplish financial objectives by collecting rents, coding Purchase Orders and Invoices, communicating regularly with vendors, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action, etc.
  • Prepares reports by collecting, analyzing, and summarizing data and trends.
  • Other responsibilities requested by management

Property Manager Qualifications / Skills:

  • Motivation for sales, proven leadership and ability to build teams

  • Competence with office management software
  • Professionalism; superior interpersonal skills with the ability to engage with diverse personalities with tact and maturity

Education, Experience, and Licensing Requirements:

  • High school diploma, GED, or equivalent
  • 3-5 years’ experience in real estate or property management
  • 1-3 years’ management experience a plus
  • Solid knowledge of office software such as Microsoft Outlook, Excel, and Word
  • Experience with Property Management Software Applications

The noise level in the work environment is usually moderate.
