Position Overview: The Maintenance Coordinator will report directly to the On-Site General Manager. They will work with and support the Maintenance Director and Superintendents. This position is in Brooklyn, NY. 

Responsibilities include, but not limited to: 

• Assigning work tickets to the handymen and internally following up on all work orders.
• Documenting shareholder feedback by performing and tracking follow-up calls.
• Providing monthly reports on the number of maintenance requests for heating issues, plumbing/leaks, etc.
• Coordinating/Scheduling maintenance work with residents.
• Preparing maintenance notices (e.g. water shutdowns).
• Scheduling with contractors for any special projects and repairs (i.e. elevators, boiler, plumbing, etc.).
• Providing purchase orders to vendors.
• Bill chargebacks to apartments. 
• Track all contractor COI’s and follow up with contractors when COI’s are about to expire.
• Draft templates for staff procedural memos.
• Answering and assisting with all calls and resident visits related to maintenance.
• Assist with ordering maintenance supplies.
• Coordinate all moves and deliveries and return any deposit checks to residents when moves and deliveries are completed.
• All other duties as assigned
