GROUND-UP CANDIDATES ONLY. Howard Shockey & Sons are looking for a Project Manager to join their successfully growing team in Richmond Virginia. Their office is based out of Winchester, but they are supporting projects in Richmond. They are a general contractor that performs commercial work at a high level. Their specialties for their projects are healthcare, schools, education, and senior living facilities currently. All of it is commercial work & all of it is Basebuild. They have requested that zero interiors candidates be sent over, because they don't do any interiors work.
Years of Experience: Typically 5 – 10 Years
Project Size: $15 - $50 Million
All Criteria Listed for a Level 1 PM Plus:
SAFETY:
OSHA 30 HR
QUALTIY:
Pre-qualify subcontractors and conduct subcontractor visits
Understand the importance of both digital and field mocks ups and ensure these mock ups are done and reviewed prior to work being put in place
Request and direct Virtual Design needs
Navigate a BIM model
SCHEDULE:
Build a CPM schedule from SD – CD level drawings and continuously refine it based upon
a lean approach to the project (see LEAN scheduling procedures) until a full and complete
CPM schedule is built and all significant milestones established
o Proficient with P6
o Explain LEAN scheduling to subcontractors and clients
Understanding of the Owner Value for the project
Understanding of Project Specific Parameters
Understanding of Project Sequencing
Evaluate waste in the project schedule
Use the Last Planner method to Pull Plan from established project milestones and manage the weekly work plan
Use and manage a Short Interval Production Schedule
Build a recovery schedule
BUDGET:
Explain to staff & teach budgeting from a LEAN perspective and understand the difference between budget needed to complete the project and the estimated budget
Understand the entire project and goal seek additional contingency/fee pick up
BILLINGS:
Ensure that projects are closed out within 30 days of completion of construction
(including final payment from the owner and all subcontractors paid)
COMMUNICATION:
Schedule, create agendas for, and run large pre-construction meeting including the
owner, design team and subcontractors
STAFF:
Supervise 5-10 staff members across multiple projects including Administrative Assistants,
Project Engineers and Superintendents, including providing overall direction, coordination and evaluation of this staff
PRE-CONSTRUCTION AND ESTIMATING:
Assist with estimating and preconstruction ahead of a bid:
o Develop Logistics and Schedule
o Develop General Conditions and Staffing Plan

Additional Skills & Qualifications:
1. 5 years (minimum) of project manager experience within commercial construction (At least 4 years need to be full on PM, not just APM)
2. Minimum certs are OSHA30, first aid, and CPR, and must have experience on jobs between $15 million and $70 million (smaller jobs are useless here because they do not do small jobs or interiors jobs)
3. Experience dealing with subcontractors, scheduling (they use P6),budgeting, etc.
