job description Akelius is seeking a self-motivated individual that is detail oriented and enjoys collaborating with others to join Akelius as a Compliance Administrator.
With a background in real estate compliance,
the selected candidate will be primarily responsible for tracking and removing all violations issued by the DOB, HPD, ECB, HCR & DOHMH.
The Compliance Administrator will also partner closely with Property Managers and Construction Managers to timely resolve compliance related issues stemming from construction and apartment violations.
- ensure annual inspections are conducted and filed with NYC including elevator, boiler, and LL84
- prepare certificates of correction for violation removal
- prepare and submit dismissal application requests to remove past-due building wide HPD violations
- hire lead paint and mold removal companies to address violations issued by HPD
- address and working with property managers to restore rents reduced by HCR due to apartment violations
- assist with filing MCI applications by having all C class HPD violations removed
- collaborating with consultants to obtain energy data to be submitted to NYC on an annual basis
- ordering NYC required building signage
- filing MDR forms for each property with HPD annually
- scheduling annual and monthly sprinkler, standpipe, backflow preventer and fire extinguisher inspections
- opening and closing utility accounts as needed for apartments
- keeping abreast of new NYC rental and compliance laws
- monitoring Local Law 11 compliance where applicable
- coordinating annual safety notices to all buildings
- distribute letter grade for LL84/LL87 to managers for posting
- file annual bedbug report to HPD
- file LL31 Lead Exemption Applications
- oversee inspections that include but are not limited to water tank, LL152, and annual backflow
- submit payment on violation fines
- retrieve and bid out process for compliance projects
- manage internal compliance tracking apps
- perform other duties as assigned
who you are - bachelor's degree is required
- degree focus in Business Administration, Real Estate, or related field is preferred
- two plus years of NYC real estate compliance experience, preferably experience with rent stabilized units
