Purpose of the Role

The Director of Project Development (DPD) leads business development efforts, coordinates the procurement phase, and supports construction efforts for all aspects of Saunders projects in various markets including education, institutional, civic/government and other select markets. The DPD is responsible to bring new business opportunities into the company by being the champion of the firm’s services. This role leads the strategic positioning activities of the firm, performs business development functions, builds and nurtures strategic relationships, and collaborates fully with executive management, marketing, preconstruction/estimating, integrated technologies and operations teams.

Functions / Duties

• Identify project opportunities and lead market research
• Develop and build relationships and networks with key Industry leaders, including education, institution, corporate, hospitality, government, other select markets and A&E firms
• Serve as member of management team providing direction and technical advice to identify and prioritize potential markets and customers
• Provide leadership for the growth of Saunders and its affiliates in customer markets outlined in the business plan
• Participate in crafting and updating annual business development plans for target markets
• Recommend go / no-go decisions based on the firm’s required metrics and potential for award
• Oversee the proposal and presentation functions, including developing the plan / strategy for winning projects, positioning and promoting the preconstruction and construction team
• Assist with proposal development and review, develop presentation approach, coach and prepare team for presentations, initiate customer feedback on proposals and presentations experts
• Direct and supervise the development of major proposals, presentations and brochure materials. Train and assist project personnel committed in proposals to make effective presentations.
• Generate partnering opportunities for design-build/IPD, Public-Private Partnerships, etc. and create technical solution for project approach through pursuit phase
• Facilitate the solicitation, selection and contracting with designers, architects, engineers and specialty consultants for design-build and collaboration projects
• Manage communication process and implementation for target clients
• Plan for, staff, train and supervise department including personnel administration. Define subordinates’ functions, responsibilities and power to act.

Industry Relationships

• Expand Saunders’ partnerships in the real estate, architecture and construction networks
• Participate in departmental meetings, networking events, and other external client-facing activities
• Encourage and engender companywide “customer-centric” approach
• Focus on maintaining existing client relationships
• Develop opportunities and innovative processes to leverage technology (including BIM enabled Integrated Project Delivery methods) to improve project performance, differentiate Saunders from our competitors and maximize project outcomes
• Maintain ongoing communication with current clients; facilitate connections, solutions, etc.

Management

• Monitor business development and operations staff capabilities and assist in strategic hiring of new personnel
• Guide and mentor project teams on business/social etiquette and protocol

Knowledge / Skills / Abilities / Qualifications / Experience

• Professional expertise demonstrated through at least ten years of commercial construction management or A/E specific experience
• Primary oversight in preconstruction or construction projects in related areas for at least five years
• A four (4) year degree in a construction management, engineering or similar curriculum required
• Ability to apply technical knowledge to project / business development
• Customer relationship building skills, with target market and national/international relationships as they apply to various markets
• Strong project management skills; ability to manage multiple projects and work with deadlines
• Excellent communication, organization and writing skills
• Preferred: Knows the targeted market sector players in the construction marketplace (owners, investors, A&E firms and subcontractors). Knows the targeted market and can talk the talk of the industry.

Physical Demands

• Requires extensive travel, including overnight trips
• Requires attendance of business development related events, such as annual meeting, tradeshows, industry events, etc. after normal business hours
