Position Overview : We are seeking a qualified individual to provide Construction Administration and Quarters Inspection Services for residential projects including demolition, renovation, and new construction.

This role involves ensuring quality workmanship, managing construction activities, and maintaining compliance with contract documents.

Job Description : We are seeking a dedicated professional to provide comprehensive Construction Administration and Quarters Inspection (CA / QI) Services for residential inspections, condition assessments, and administration of construction projects.

These projects may involve demolition, renovation, and new construction.

Key Responsibilities :

• Perform on-site maintenance inspections and assess the condition of government-furnished housing / quarters, providing -recommendations for maintenance and repair.
• Attend pre-construction conferences and serve as a technical resource.
• Conduct daily on-site inspections to ensure work conforms to contract documents and report any non-compliance.
• Coordinate and provide agendas for project meetings, and distribute minutes to relevant parties.
• Monitor construction schedules and alert the COR to potential delays.
• Respond to contractor requests for information and provide interpretations of contract documents.
• Review and comment on change requests, prepare independent cost estimates, and maintain RFI and change order logs.
• Review construction testing results and recommend corrective actions.
• Maintain orderly records of all project documentation.
• Create and maintain punch lists in collaboration with the Construction Inspector.
• Process and review shop drawings, product data, and samples.
• Review contractor pay applications and make recommendations to the COR.
• Assist in establishing Substantial Completion and participate in final inspections and closeout processes.
• Ensure all required documentation is submitted before issuing the Declaration of Substantial Completion.
• Facilitate the issuance of Certificates of Occupancy and Beneficial Occupancy of buildings.

Requirements :

• Experience in construction administration and residential inspection.
• Strong organizational and communication skills.
• Ability to coordinate with multiple stakeholders and manage project documentation.
