Overview:
We are seeking a detail-oriented Specialist to join our team. The ideal candidate will have experience in real estate administrative tasks, conflict management, and customer service. This position requires proficiency in data entry and familiarity with LIHTC, Section 8, and office operations.
Duties:
Manage and maintain accurate records of LIHTC, Section 8, and administrative tasks.
Coordinate accurate applicant processing
Interview residents to determine continued eligibility for housing assistance
Prepare all leases, contracts, and related addendums to be issued and signed. Verifies each form for accuracy and reviews calculations, making corrections as required
Maintain resident files
Conduct annual re-certifications beginning 120 days in advance of the anniversary
Conduct interim reexaminations
Conduct inter-office audits quarterly
Coordinates HQS inspections with HQS inspector monthly
Process damage and vacancy claims
Prepare HAP calculations
Transmit TRACS
Assist manager with revenue collections as requested
Accurately document service requests and follow up with residents
Visit residents as needed for lease renewals, and updating files. Prepare and distribute resident correspondence, including but not limited to late notices, legal notices, rent increases, lease renewals, warning letters, extermination notices, etc.
Execute notices of renewal
Perform income/employment verifications
Accurately complete and execute notices to vacate. Instruct residents of move-out procedures
Experience:
Prior experience in LIHTC, Section 8, and administrative roles is required.
Proficiency in conflict management and customer service.
Strong data entry skills with attention to detail.
Knowledge of facilities management practices.
Experience in legal administrative tasks is a plus.
Job Type: Full-time
Pay: $17.00 - $19.00 per hour
