Key Responsibilities
- Respond promptly and professionally to all guest inquiries with exceptional polish and enthusiasm.
- Review unit availability and the renovation pipeline daily; coordinate closely with the renovation project manager to align leasing strategy with inventory.
- Walk tour paths, vacant units, and make-readies each day to ensure all show units meet luxury presentation standards.
- Maintain strong awareness of curb appeal and immediately communicate any issues to maintenance.
- Conduct weekly market surveys and shop competitive properties to understand pricing, trends, and positioning.
- Use guest cards to assess needs, qualify prospects, and deliver tailored, high-impact tours.
- Meet or exceed minimum 25% closing ratio and all leasing goals set by the Manager/Regional Manager.
- Record all traffic and follow-up activity daily in the property management system.
- Perform robust follow-up, contacting each guest a minimum of seven times.
- Process applications, verify qualifications, and ensure strict compliance with all Fair Housing laws.
- Schedule lease signings within 24 hours of approval and ensure all payments and system setup are completed promptly.
- Assist with resident relations, renewals, correspondence, and retention programs.
- Support marketing efforts including outreach, events, and promotional campaigns.
- Maintain strong, professional communication with residents, applicants, team members, vendors, and partners.
- Uphold and model company policies, service standards, and Fair Housing regulations.
- Provide leadership, teamwork, and a “whatever it takes” attitude — including weekend flexibility when needed.
- Minimum 1–2 years of leasing or sales experience; lease-up or luxury property experience strongly preferred.
- Proven high closing ratio and strong sales mentality.
- Experience managing or mentoring a team is highly valued.
- OneSite/RealPage experience strongly preferred.
- Strong understanding of comps, pricing, and leasing strategy.
- Exceptional presentation skills — polished, confident, outgoing, and customer-focused.
- Ability to interpret documents, write correspondence, and communicate effectively with individuals and groups.
- Strong math skills for pricing, commissions, and basic calculations.
- Proficiency with Microsoft Office and internet applications.
