What You’ll Do
Lead & Coach a High-Performing Team
- Recruit, hire, train, coach, and evaluate maintenance staff; manage performance up to and including termination when necessary.
- Ensure your team remains fully trained, certified, and compliant with all company and safety requirements.
- Provide strong day-to-day leadership, technical direction, and mentorship.
- Manage maintenance operations within the property's approved budget, with a focus on maximizing cash flow and adhering to purchasing guidelines.
- Prioritize and assign work orders, ensuring response and completion goals are consistently met.
- Oversee the make-ready process for vacant units and ensure top-quality turnover standards.
- Develop and implement comprehensive preventive maintenance programs for buildings, systems, and equipment.
- Conduct safety meetings, ensure OSHA and all regulatory compliance, and correct unsafe conditions promptly.
- Maintain accurate documentation for inspections, equipment servicing, and preventive maintenance activities.
- Perform and oversee regular property inspections, ensuring the community remains in excellent condition.
- Manage all company-owned tools and equipment, including maintenance, inspections, and tracking.
- Establish emergency on-call procedures and participate in on-call rotations as needed.
- Manage vendor relationships, contracts, scheduling, and compliance.
- Review, approve, and submit purchase orders and invoices according to company guidelines.
- Assist with annual and semi-annual compliance inspections alongside the Community Director.
- Support resident retention efforts through quick, high-quality service delivery.
- Ensure all maintenance activities align with company standards and contribute to a positive living environment.
- Participate in all aspects of property maintenance: grounds, custodial, corrective, deferred, and emergency work.
- Operate a company, personal, or rental vehicle for work-related responsibilities depending on needs.
- Education:
- Bachelor’s degree in Business Administration, Engineering, Construction Management, or related field (preferred).
- OR equivalent hands-on experience in multi-unit residential or public-use building maintenance (required).
- Experience:
- 5 years of building maintenance experience (required).
- Experience managing teams (highly preferred).
- Strong technical skills in electrical, HVAC, plumbing, carpentry, and general building maintenance.
- Skills & Attributes:
- Strong leadership with the ability to motivate, delegate, and develop a team.
- Excellent organizational and multitasking skills in a fast-paced environment.
- Service-oriented attitude with exceptional communication and interpersonal skills.
- Self-motivated, detail-oriented, and able to prioritize effectively.
- Physical Requirements:
- Ability to perform physical work and lift 50 lbs regularly (and more occasionally).
- Comfortable working outdoors in all weather conditions.
- Willing to work occasional on-call shifts.
- Certifications & Requirements:
- EPA HVAC Certification (required)
- OSHA-10 Certification (required)
- Valid in-state driver’s license (required)
