Job Title: Procurement Manager / Senior Procurement Manager
Location: New York, NY - Hybrid
Compensation: Up to $150,000 depending on experience
We are a well-established real estate company with a significant portfolio across commercial and/or residential assets.
Position Overview
The Procurement Manager will lead sourcing, vendor management, and contract negotiation activities across property operations and corporate spend. This is a highly visible role working closely with Asset Management, Property Management, Finance, Legal, and Construction/Facilities teams to drive cost efficiencies, mitigate risk, and improve vendor performance.
Key Responsibilities
- Lead end-to-end procurement activities including sourcing, RFPs, vendor selection, contract negotiation, and renewals
- Manage vendor relationships across property management, facilities, construction, professional services, and corporate spend
- Develop and implement procurement strategies to drive cost savings and operational efficiencies across the real estate portfolio
- Negotiate service agreements, MSAs, and SLAs in partnership with Legal and Finance
- Track vendor performance, service levels, and compliance with contractual obligations
- Partner with internal stakeholders to forecast spend, support budgeting, and ensure alignment with operational needs
- Maintain procurement policies, controls, and documentation to ensure consistency and compliance
- Analyze spend data and market trends to inform sourcing decisions and leadership reporting
- Support ESG, diversity, or preferred vendor initiatives as applicable
Qualifications
- 5–10 years of procurement, sourcing, or vendor management experience (real estate, property management, construction, facilities, or adjacent industries strongly preferred)
- Proven experience negotiating contracts and managing third-party vendors at scale
- Strong understanding of commercial contracts, pricing models, and cost structures
- Experience working cross-functionally with Finance, Legal, and Operations teams
- Proficiency with procurement systems, ERP platforms, and Excel-based reporting
- Excellent communication, negotiation, and stakeholder management skills
Preferred Experience
- Experience in commercial or residential real estate environments
- Exposure to capital projects, facilities management, or multi-site operations
- Knowledge of NYC vendor markets and service providers
