Summary
Red Dot Storage is a high growth, technology focused, self-storage industry leader. Our commitment is to deliver safe, simple, storage solutions and unparalleled customer service. Project Manager I is responsible for organizing and controlling the day-to-day activities of our tier 1 active construction projects across our 200 facilities, spanning 19 states and 7.5 million rentable square feet. Tier 1 projects are smaller and less complex in nature but come with much higher volume. Examples of these include door repair, hauling, fence repair, and lighting repair. The work environment is fast-paced and requires the utmost level of detail and organization. This position is ideal for someone that has project management experience, strong time-management skills, and is adaptable to new processes. Construction experience is a plus.
Responsibilities
•Manage tier 1 facility-related projects within set service level agreements.
•Oversee external vendor relationships from enrollment through payment approvals.
•Analyze and negotiate bids with vendors to identify advantageous pricing, quality, service, and verification to specifications.
•Ensure that projects are proceeding according to scope, schedule, budget, and quality standards.
•Track outstanding invoices and engage in problem invoice resolution when required.
•Prepare periodic project status updates for operations management team.
•Adhere to budget by monitoring expenses and implementing cost-saving measures.
•Trend expense for each repair type, working to standardize costs on a unit of measure basis.

•Provide persistent follow-up and prioritize competing deadlines.
•Team player (ability to work toward a common goal across all departments).
•Ability to adapt to change within a fast-paced environment.
