Summary

Red Dot Storage is a high growth, technology focused, self-storage industry leader. Our commitment is to deliver safe, simple, storage solutions and unparalleled customer service. The Operations Project Coordinator will be on a small team responsible for overseeing all 3rd party vendors focused on landscaping, snow removal, internet, and utilities across our 200 facilities, spanning 19 states and 7.5 million rentable square feet. In addition to managing these relationships and services, this role is also responsible for managing property acquisition due diligence efforts.

The work environment is fast-paced and requires the utmost level of detail and organization. This position is ideal for someone that has Project Coordinator experience, strong time-management skills, and is adaptable to new processes. The Operations Project Coordinator will report to the Director of Property Improvements.

Responsibilities

·Vendor Management: Build scopes of work for landscaping and snow removal vendors, seeking opportunities to optimize costs while maintaining service quality. Monitor vendor performance and provide evaluations as needed.

·Vendor Scheduling: Develop and manage schedules for landscaping services, coordinating with vendors to ensure timely and efficient service delivery.

·Signage Management: Order and maintain proper signage at the property, ensuring that information is clear, accurate, and compliant with regulations.

·Telecom and Utilities Oversight: Oversee the functionality of telecom and utilities systems on the property. Address any urgent issues promptly to minimize disruptions.

·Collaboration: Collaborate closely with the field team to ensure seamless project execution and adherence to operational standards.

·Interdepartmental Collaboration: Work closely with both the customer service team and project management team to maintain effective communication and alignment on project goals and priorities.

·Unit Turnaround: Be accountable for the efficient turnaround of units, minimizing unrentable unit counts and ensuring a swift process from vacancy to readiness.

·Budget Management: Manage budgets for assigned projects, tracking expenses, and identifying cost-saving opportunities where applicable. Provide regular financial reports and updates to relevant stakeholders.

·Due Diligence: Manage the Due Diligence Process by working with sellers and internal departments to collect information, coordinate details, schedule inspections, and other activities that lead to a successful close.

Qualifications

·2 Years of Project Coordinator experience.

·A professional, results-oriented person with creative problem-solving skills

·Ability to multi-task and pay great attention to detail.

·Effective verbal and written communication skills and ability to represent the company and project team in a professional manner.

·Proficient computer skills, with knowledge of Microsoft products.

·Able to effectively manage several projects simultaneously.

·Ability to work independently with minimal direction.

·Ability to prioritize competing deadlines.

·Excellent time management, organization skills, and attention to detail.

·Team player (ability to work toward a common goal across all departments)
