Summary: The Building Technician is responsible for ensuring the overall physical aspects of 200 Patterson’s premises, meet the established standards for safety, appearance, and operation. The hours are typically from 8 a.m. to 5 p.m. Monday through Friday, but there is an “On-Call” rotation. To do well in this role, previous experience is preferred, however; entry-level will be considered.

Responsibilities:
· General appliance repairs and minor A/C and electrical repairs.
· Carpentry work, painting, and plumbing duties as required.
· Leaf blowing and removal, pressure washing in common areas, mowing of all grass, and sprinkler head replacement.
· Regular irrigation checks and repairs, as necessary.
· Maintain and clean the pools and jacuzzi.
· Participates in an ongoing property improvement plan and preventative maintenance program and implements a tracking procedure for all work completed.
· Trash removal from the trash compactor and delivery to the dump.
· Check and inspect all residential floors, roofs, entryways, mechanical rooms, pools, garages, and gates regularly.
· Complete maintenance and repair projects as assigned.
· Responds to emergency situations and takes appropriate action.
Physical Demands:
Employees must engage in different types of movement, such as climbing, walking, stooping, and handling materials. This position may require lifting of a minimum of 50 lbs.
Knowledge, Skills, Abilities, and Other Qualifications:
· Knowledge of safety precautions
· Knowledge of general facilities maintenance and repair
· Capable of performing duties with limited supervision
· Ability to work a flexible schedule

· Working knowledge of tools, common appliances, and devices
Education and Experience:
· High School diploma or general education degree (GED)
· Ability to operate power tools
· General maintenance and groundskeeping
