JOB SUMMARY

We are seeking a dedicated and detail-oriented Property Accountant to join our team. The Property Accountant will play a vital role in supporting the financial management and reporting of our real estate portfolio. This position requires a solid foundation in property accounting, a keen eye for accuracy, and the ability to collaborate effectively with cross-functional teams. The successful candidate will be responsible for ensuring precise financial data, conducting analyses, and contributing to the overall success of our property accounting operations.

QUALIFICATION STANDARDS

Education & Experience:

  • Bachelor's degree in Accounting, Finance, or a related field.
  • 2-4 years of experience in property accounting or related financial roles
  • Solid understanding of accounting principles and practices.
  • Proficiency in financial reporting and analysis, including advanced Excel skills.
  • Experience with MRI property management and accounting software and Spreadsheet Server is a plus. • Detail-oriented with strong organizational skills.
  • Effective communication and interpersonal abilities.
  • Ability to collaborate in a team environment and adapt to changing priorities.
  • Problem-solving skills and a proactive attitude.

ESSENTIAL DUTIES & RESPONSIBILITIES

  • Financial Recording: Maintain accurate and up-to-date financial records for our property portfolio. Record transactions, process invoices, and reconcile accounts to ensure the integrity of financial data.
  • Reporting and Analysis: Assist in the preparation of timely and accurate financial reports, including income statements, balance sheets, and cash flow statements. Collaborate with the property accounting team to analyze variances and provide insights.
  • Expense Tracking: Monitor property-related expenses, including utilities, maintenance, and repairs. Ensure expenses are accurately allocated and aligned with budgetary guidelines.
  • Lease Management: Support lease accounting processes, including tracking lease terms, rent payments, and maintenance obligations.
  • Budget Support: Assist in the development of property budgets and forecasts in collaboration with property management and finance teams. Monitor actual performance against budgeted expectations.
  • Reconciliation: Perform monthly bank reconciliations and account reconciliations to identify and rectify discrepancies. Investigate and resolve any inconsistencies.
  • Collaboration: Work closely with property managers, asset managers, and other departments to gather relevant financial data and provide support as needed.
  • Compliance: Ensure adherence to accounting standards, company policies, and regulatory requirements. Support audit processes and assist with inquiries from auditors and regulatory bodies.
  • Process Improvement: Continuously evaluate and enhance property accounting processes for efficiency and accuracy. Identify opportunities to streamline workflows and improve data quality.
  • Technology Utilization: Utilize property management and accounting software to process transactions and maintain financial records. Leverage technology to improve reporting capabilities.
  • Communication: Communicate financial information clearly and concisely to both financial and non-financial stakeholders. Provide support in explaining financial results and trends.

Physical Requirements:

  • Prolonged periods sitting at a desk and working on a computer
  • Capable of lifting up to 15 pounds
