OPERATIONS PROJECT MANAGER JOB DESCRIPTION

DEPARTMENT: Project Management

REPORTS TO: Director of Project Management

STATUS: Exempt

JOB SUMMARY

Responsible for managing construction projects from inception, through value engineering, bidding process, city permits and planning meetings, contract negotiations, scheduling construction, inspections, creation of punch list, and closeout. Work will include both Capital (ongoing property upkeep) and Tenant Improvement (lease specific projects) projects as necessary. Responsibilities also include generation and execution of long-term Capital Plan for properties throughout portfolio.

QUALIFICATION STANDARDS

Education & Experience:

  • Bachelor’s degree in Construction Management, Engineering, or a related field; or five years or more of related experience; or equivalent combination of education and experience required
  • Safety training – OSHA 30 hour preferred
  • Ability to read, analyze, and interpret construction contracts and construction documents
  • Ability to estimate simple to complex construction projects
  • Ability to schedule all phases of construction projects
  • Excellent computer skills, AutoCAD a plus
  • Excellent analytical skills
  • Excellent negotiation and project oversight skills

Physical Requirements:

  • Physically fit for field activity
  • Ability to go on roofs of buildings
  • Must have the ability to lift, carry, or push/pull objects weighing 25 pounds or less
  • Flexibility to work outside normal business hours if necessary

  • Must be able to work with and understand financial information and data
Travel:
  • Out-of-state travel is a requirement of the position, typically every other week

DUTIES & FUNCTIONS

  • Capital Planning
    • Conduct annual capital inspection along with inspection team
    • Work on drawings, scope documentation, and pricing for all projects on three-to-five-year plan
    • Ensure jobs selected are completed and inspected within time frame required
    • Consult with Property Management on their yearly property budgets and assist them with management of jobs that are not part of capital plan
    • Utilize life cycle analysis planning
    • Approve all invoices for project payment
    • Provide accounting with accurate capitalization plan and amortization schedule for various assets as put in service
  • Tenant Improvement Projects
    • Work with Transaction Department on initial scoping, cost feasibility, and required activities based on local municipalities
    • Complete bidding documents and estimate for all potential Tenant Improvement projects
    • Review lease and assist in lease negotiations on portions of agreement relating to Capital and TI work
    • Complete schedule, secure architect and oversee the completion of drawings, obtain permits as necessary
    • Coordinate daily activities of all trades involved in the project, including procurement of supplies, quality and completeness of work performed, proper staffing, site logistics, job logs, inspections, purchase orders, change orders, as well as regular communication with the customer
    • Responsibilities include completion of punch out work, warranty and finalizing any financial issues
    • Day to day consulting with Property Management on new or ongoing construction issues or projects at properties that they manage
  • Emergency/Insurance Claims Management
    • Work with Risk Manager and Property Manager when a claim occurs to re-build or repair the damage done due to the emergency that has happened
    • Manage the re-construction of any damaged building components
    • Manage relationship with tenant and tenant’s insurance company during reconstruction process
    • Provide documentation to insurance companies as necessary to facilitate reimbursement following construction
  • Customer Service Department Resource – As Needed
    • Working with Customer Service Techs to provide day to day guidance on various projects on an as needed basis
  • Property Management Resource
    • Serve as a resource for Property Management regarding mechanical, electrical, plumbing, and general building solutions
    • Assist Property Managers in completion of annual budgets
  • Acquisitions Team Support/Due Diligence Resource – As Needed
    • As required, visit properties selected for purchase and perform assessment
    • Prepare a Property Condition Report for internal and external usage
    • Prepare construction estimates and demising plan for property
  • Other duties as assigned
