The Renovations Manager will be responsible for ensuring the completion of renovations projects throughout our California’ portfolio. The Renovations Manager will facilitate special construction projects, as assigned, train and oversee the performance of work considering: plumbing, electrical, carpentry, painting, landscaping, appliance repair, remodeling, HVAC, refrigeration, replacement flooring, glass and lock assemblies, have knowledge of landscape maintenance. This will also include safety training, monitoring safety requirements, OSHA regulation compliance, and overall safety environment.
Under general supervision of the Director of Operations, the Renovations Manager is responsible for managing internal and contracted employees, scheduling and supervising construction, interacting with different department heads and management teams and ultimately ensuring the completion of each remodel project on time and within budget and with complete customer satisfaction. These responsibilities include the management of technicians, subcontractors and interfacing directly with building inspectors. Strong residential construction knowledge, action and goal oriented, organized, forward thinker, multi-tasker, detailed communicator, problem solver, friendly attitude, computer literate, open minded and initiates process improvement. This position requires an understanding of renovation/remodeling of buildings, common areas of buildings , apartments, commercial and mobile homes units, stocks of materials, pricing and dealing with vendors, professional training process, and to be a dynamic, organized and self-starter person.
Experience:
- 4-7 years experience in residential maintenance management or supervision
- Ability to oversee multiple projects of several residential/commercial/mobile home properties.
- Experience in construction and vendor management.
- Experience with new built up construction projects
- Ability to read and understand plans
- Experience meeting with city inspectors and scheduling inspections
- Complete computer literacy including Word, Excel, Google system, forms, and use of professional property management software such as Yardi or other similar programs.
Education:
- High school diploma or general education degree (GED).
- Project Management certification (preferred)
Personal Competencies:
An individual must also identify and resolve problems in a timely manner; gather and analyze information skillfully; develop alternative solutions; demonstrate skills and management of different types of renovation construction projects and and ongoing maintenance of a property; have advanced knowledge of electrical, carpentry, remodeling, residential turns, dealing with constructions, dealing with vendors, and plumbing, have familiarity with HVAC systems and various appliances; have experience in electrical systems and repairs to appliances, circuits and fixtures, as well as have experience in interior and exterior painting. Must be safety oriented. Must be able to seek out vendors and write scope of work and negotiate pricing.
Additional Requirements:
To perform the job successfully, an individual must have reliable automobile transportation to transport heavy tools, materials and equipment from property to property, and a valid California/Nevada Driver's License and insurance. Must be able and willing to travel to all company locations to carry out management and maintenance duties and responsibilities.
Job Duties and Responsibilities:
- Oversee and manage daily operation of renovation Capital Expense projects; establish and oversee daily work and schedules of employees and contractors for new construction buildings or renovation projects
- Responsible for preparing standards for maintaining inventory of equipment, tools and supplies; conduct periodic checks to assist in arranging replenishment, as necessary
- Purchase and oversee purchase of supplies, equipment and services as necessary
- Seek out vendors and write scope of work and negotiate pricing
- Ensure vendors working in our properties meet our requirements such as: Business Licenses, Certifications, General Liability Insurance and Workers Compensation insurance
- Consult with Property Management staff on any regular or unusual repairs requiring special attention; prepare written plan of action and or recommendations for major construction projects’ resolutions
- Assist in the preparation of all maintenance related records required by the company and other regulatory agencies and financial partners
- Ability to conduct periodical performance review of vendors and continuously monitor their performance and ensure completion to Westland standards
- Assist in periodical inspections and inspection preparations for each property; inspect sites periodically for adherence to company maintenance and safety standards
- Manage maintenance repairs and preparation according to inspections; assist with scheduled quarterly unit inspections and preparation of properties for 3rd party inspections
- Make recommendations for contract services vendors and supervise contract maintenance workers when needed
- Serve as a role model for maintenance staff by following all company procedures and presenting a professional attitude, appearance and image
- Monitor all filing and paperwork, including but not limited to Yardi records, manuals, forms, annual inventories, equipment, maintenance, safety and postings and other requirements
- Report all violations of rules and regulations or any laws to the Project Manager within 12 hours of incident
Managerial Responsibilities:
- Oversee daily performance of construction staff, vendors, contractors and subcontractors
- Budgeting and estimating skills
- Excellent communication skills and professional appearance (as this position interacts with residents, clients, and vendors)
- Determine which areas/project need specific personnel and or contractors; must be able to understand and confirm Company’s needs and priorities
- Ability to maintain professional and congenial relationships with all residents and staff and to respond to all requests for assistance and maintenance in a polite, uniform and professional manner, showing no favoritism amongst residents, vendors or staff.
