Position Brief:
The Porterperforms routine upkeep of the MHC (Manufactured Housing Community) in order to enhance and maintain its curb appeal. The Porter will also assist the rest of the staff, as directed, in their efforts to manage the

Job Duties and Responsibilities:
- Communicate daily with the Manager, send photos, and write communication as required.
- Physically walks the property on a frequent basis and removes litter, debris, cigarette butts, and pet droppings from the grounds.
- Performs routine maintenance on property as requested by the manager
- Maintains the pool area clean, including minor cleaning of the pool (where applicable).
- Checks and replaces exterior lighting on a regular basis.
- Removes all abandoned furniture, trash, and boxes - Transfers to dumpster or storage area, whichever is applicable.
- Transfers trash and other items left outside of the dumpster into the dumpster.
- Keeps dumpster/compactor doors closed on windy days.
- Details Park on a regular basis, including minor landscaping tasks, and keep vacant or unoccupied lots clean at all times.
- Uses leaf blowers to keep sidewalks and walking areas clean of loose grass, rocks, and brush.
- Remove abandoned items and trash from units.
- Performs interior and exterior painting duties when requested, including daily graffiti removal.
- Completes minor and routine service requests when requested by the manager.
- Occasionally assist in distributing communication to residents.
- Performs work area clean-up and safety-related duties.
- Assist with meter reading, distributing notices and company correspondences, walking common areas, and any other task related
- Take photos, communicate with residents on specific requested issues, and meet with vendors onsite as needed
- Maintains awareness of proper safety precautions at all times.
- Constantly observes the condition of apartment property throughout the community and immediately reports and/or initiates action to correct unsafe conditions.
- Ensures that storage areas always remain locked when not in use.
- Clean rooms, hallways, lobbies, lounges, restrooms, corridors, elevators, stairways, parking lots, and other work areas
- Use brooms, mops, and floor equipment to sweep, mop, strip, and wax floors; Use vacuum cleaners to clean rugs, carpets, upholstered furniture, and blinds.
- Helps with other assigned tasks to maintain the property.
- Common area maintenance
- Hand delivers all types of notices, including but not limited to Red Notices, 7-day Notices, 3/60-Day Notices, and Utility bills
- Opening the clubhouse, pool area, and laundry room in the morning and lock them all up in the evening (times to be determined)
- Thoroughly clean the golf cart when needed/ keep it presentable at all times.
