The Director of Project Management, GCS role will provide support, oversight and direction to Venterra’s capital project management efforts. The role is responsible for strategically guiding capital decisions in efforts to maintain Venterras growing portfolio and supporting the acquisitions of new properties. The role will report to the Vice President of Construction and Facilities and will provide routine updates, reports, and briefings on departmental progress. This position plays an integral role in driving the organization’s operational planned initiatives to ensure company targets are met.
Strategic Responsibilities
  • Operational Planning – The role is responsible for planning of annual activities in contribution to the Company’s Operations Plan. The Director must lead efforts in determining activities, directives and goals that the Strategic Planning team will perform against. Understand the unique information and perspective that your function provides and define its impact on the corporate level strategy. The Director must introduce those initiatives to the VP of Construction and Facilities, and potentially present them to the Executive Team for review and approval.
  • Improving Venterra Profitability – Continuously strive to increase the profitability of General Contracting Services by providing our services efficiently, generating revenue by providing services that would otherwise be outsourced and by determining cost and effectiveness at highly accurate levels.
  • Support the development of strategies across the company, actively partnering with other departments or functional leaders as well as Financial Planning & Analysis team.
Innovation / External Focus
  • Innovation - Continuously introduce innovation and technology to General Contracting Services that allow efforts to become most productive. Understand the different types of innovation that GCS should foster. Regular reviews of progress in innovation efforts are required of the role
  • Processes – Strive to determine the most efficient processes and procedures to conduct project management and always look for new tools, techniques and technology to introduce to required processes. Build processes, templates, and tools to ensure delivery of clearly articulated business strategy and objectives and consistency of outcomes
  • Networking – The Director of Project Management, GCS, must network with industry peers in efforts to stay abreast of innovations and technologies other groups are taking advantage of. Be proactive about connecting with peers both in your organization and in your industry to understand their observations of the marketplace
  • Learning – Become a life-long learner to enhance one’s offerings and promote an environment that encourages learning amongst the team and rewards those efforts
Resource Management
  • Team Management – The role is required to foster a strong team and one which interacts well with other departments, one that is supportive and one that can and will drive departmental and organizational directives. The Director must establish and maintain an enjoyable, positive, professional work environment.
  • Highly Skilled Resources – The Director of Project Management, GCS should constantly strive to introduce highly skilled resources to the GCS Team including construction experts, estimators, Project Managers with designations and certifications, engineers, etc.,
  • Resource Mapping – Resource and resource allocation must be under constant scrutiny to ensure adequate support is provided to departmental efforts. Resource projections for 1 to 10 years out must be well understood, reported, and accounted for as to support company planning
Long-Term Vision
  • Looking Ahead – The role is responsible for determining the long-term focus of the group, ensuring the department is positioned to grow based on company demand, and ensuring the efforts of General Contracting Services are trending ahead of the industry. Activities, demands, goals and concerns must be mapped and presented in a 1 to 10-year window to support company planning efforts and to support departmental planning decisions. The Director must determine long term service goals of the department. In addition to capital project management, the role of the Director must understand what value the team can add to the organization, based on the organizational needs of today and tomorrow. The Director must be able to visualize the success of his group 3, 5, 7 even 10 years out in order to grow to meet those goals.
Typical Duties of the Role
  • The Director is responsible for successfully performing against the annual Operations Plan and ensuring all initiatives are met and that key benefits are realized.
  • Provides leadership to Venterra capital renovation efforts.
  • Directly manages project management roles, including project managers and superintendents, and collaborates with the Director of Strategic Planning, GCS, to understand timing, budget, and material sources of projects.
  • Lead status calls/meetings with Project Managers and stakeholders to provide updates and insights on projects across the portfolio.
  • Responsible for the successful execution of projects to be aligned with budget amounts and timing. This includes existing portfolios and new acquisitions.
  • Budget responsibility – Participates in annual budgets for existing portfolio, refinance budgets, and new acquisition budgets.
  • Participates in property due diligence efforts by identifying deficiencies, developing scopes of work, providing feedback, and providing recommendations to Venterra's Executive Team.
  • Responsible for researching and introducing technology.
  • Reviews and approves projects at all levels of cost.
  • Responsible for reviewing and actioning reports related to General Contracting Services such as financial reporting, MOAD, Capex software, etc.
  • Has in-depth knowledge of each property owned and encourages understanding comparisons between properties and markets.
  • Ensures one-on-one time is allocated for all team members and project owners with a focus on progression.
  • Informs stakeholders of all options to make the most appropriate and economical choices.
  • Assists in design decisions to ensure we adhere to industry standards, control costs, and use lasting materials.
  • Regularly review processes and procedures for potential improvements.
  • Coordinates GCS personnel and outside consultants, engineers, architects, etc.
  • Develops GCS action plans to guide timely and cost-effective development of projects.
  • Reviews in-process and completed projects for adherence to scope and suitability.
  • Develops and oversees preparation and implementation of all GCS process changes.
  • Stops progressions and investigates options when red flags are raised.
Requirements
  • 10 years in a supervisory role leading a team.
  • Bachelor’s Degree preferred or equivalent experience.
  • Proven construction, renovation, and value-add experience multi-family preferred.
  • Located in one of Venterra’s markets or relocation to Houston, TX.
