Do you have 5 years in the performance of routine and preventative maintenance on various HVAC and building support systems? Do you know how to analyzes mechanical, electrical / pneumatic / and or plumbing systems? Are you knowledgeable in making adjustments, repairs, replacements, or other corrective maintenance actions to ensure the continuous and safe functioning of HVAC equipment and building automation systems, to include controls? Can you troubleshoot and conduct preventative maintenance inspections and performs required preventative maintenance actions.

Job Responsibilities
  • Primarily responsible for building automation systems, maintenance and upgrades. Delta Controls, Honeywell, Johnson controls Inc, Staefa, and Trane are some of the systems we maintain.
  • Hold a high regard for customer service and customer satisfaction.
  • Performs regularly scheduled preventive maintenance work on equipment.
  • Help in designing and implementing mechanical or electrical alterations to new and existing equipment in order to improve efficiency, performance, and/or extend the life of equipment.
  • May ensure that equipment meets all regulatory compliance requirements mandated by local, state and federal agencies.
  • Maintains clean and safe work environment including equipment rooms and other mechanical areas.
  • Maintains equipment performance and repair records.
  • Identify and correct malfunctions
  • Make repairs where possible and/or call appropriate people or shop to schedule repairs.
  • Process and track work orders/parts orders when appropriate
  • Respond to dispatch calls pertaining to temperature complaints, alarm malfunctions, equipment failures, floods, leaks, and other plumbing issues, external issues including waterlines and illumination, and general electrical failures.
  • Log building equipment: check building exterior, interior, and mechanical rooms. Record temperatures and pressure systems, check air filters, and overall actions of equipment.
  • Rotating periods of on-call for HVAC/Controls trade.
Minimum Qualifications
High School graduate or equivalency (one year of education can be substituted for two years of related work experience) and four years experience in electronic and/or pneumatic control systems.
Preferences
  • High School Graduate or equivalent.
  • Five years of experience in building maintenance and repair work.
  • Functional knowledge of HVAC systems including Building Automation Systems and Controls Operations.
  • Familiarity with automation control software programs from vendors such as Delta Controls, Honeywell, Johnson Controls, Trane, and Tridium/Niagara.
  • Demonstrated problem-solving and troubleshooting skills.
  • Refrigeration experience, Technical certifications, and a Boiler Operations license are a plus, but not required.
  • Knowledge of the CMS order system is a plus, but not required.
  • EPA Universal Certification is a plus, but not required.
