Summary:
This position is responsible for the supervision and development of the building services staff engaged in maintenance, custodial, and moving support services. Reports to the Director of Facility Operations.
Duties & Responsibilities:

  • Develop, establish, implement, and administer a highly effective and efficient cleaning program; establish appropriate work standards and procedures, and inspection methods to ensure standards are met; train, demonstrate, and instruct workers in cleaning and operating techniques and procedures. Maintain and implement the Building Services Operating Procedure.
  • Supervise and control the work schedules, and task and building assignments of building services personnel. Determine daily staffing needs and goals for each area; assign and schedule appropriately to ensure cleaning levels are met. Coordinate all special cleaning requests; schedule personnel and monitor operational needs to meet building service functions, revising assignments when necessary.
  • Oversee the hiring, training, and mentoring of building services personnel. Evaluate staffing needs, determine staffing levels, and initiate and oversee the hiring process. Responsible for initiating all other employee related paperwork, such as Worker’s Compensation, Extended or Special Leave, FMLA, etc. Serve as a member of the negotiations team for collective bargaining agreement and labor management meetings
  • Oversee and develop annual unit budget. Responsible for the management of funds and unit expenditures. Conduct periodic supply and equipment inventories and evaluations to determine and recommend inventory levels and equipment needs to meet established standards.
  • Develop, implement, and oversee equipment maintenance and repair program. Responsible for the evaluation of equipment condition and determine whether to repair or replace. Obtain and evaluate equipment specifications, quotes to repair and/or replace, and product demonstrations.
  • Approve leave requests and timesheet entries. Assign and approve overtime and compensatory time, including meal allowances. Collaborate with others to resolve issues with leave, payroll, and subsequent record retention.
  • Review and evaluate complaints or concerns and initiate appropriate corrective action. Conduct employee performance evaluations, review job descriptions, and maintain accurate personnel records. Initiate disciplinary actions as necessary.
  • Perform other duties as required or assigned.

Minimum Qualifications: 1. High school diploma or equivalent.
2. Three (3) years (36 months) of building maintenance or custodial work experience.
3. Two (2) years (24 months) of supervisory experience in building maintenance or custodial work.

Preferred Qualifications:
Bachelor’s degree.
