As the Facility Operations Manager, you will be responsible to manage the design, planning, construction, and maintenance of the company's facilities and properties to ensure a safe, effective and appealing work environment. Support the development of budgets and long-range facility plans based on company growth and future facility needs. Monitor budget and approve contracts. Oversee contractors involved in leasehold and capital improvement projects.

• Oversee large scale office relocation, build-out, and reconfiguration projects. Develop long-range facility plans based on company growth and future facility needs.

• Manage effective relationships with building owner, property manager, sub-contactors, etc. Negotiate and manage building lease and ensure adherence to all aspects of lease requirements and contractual responsibilities. Provide oversight for interior and exterior maintenance. Establish maintenance schedules and monitor performance of contracted maintenance companies.

• In collaboration with the Employee Experience Associate Director, develop annual operating and capital expenditure budgets for Facilities Management and buildings.

• Meet regularly with property owners and management of all UCare’s buildings to provide input and oversight for leasehold and capital improvement projects.

• Manage bid specifications and contract negotiations for facilities maintenance and building services. Manage implementation of new services, service expansions, software upgrades, and training. Surveillance, security access and other production systems.

• Print Delegate Management: Oversee Loffler onsite (LMS team) print services contract to ensure that mail, copy, print, scanning and other related services are provided in a timely and efficient manner. Manage Loffler offsite (LDSC) services that provide daily printing and mailing from HealthRules and other production-based systems.

• Collaborate with Employee Experience Associate Director to develop company standards and policies for facility services and operations.

• Manage ServiceNow Workplace Service Delivery system data and CAD development and import tool. Develop and maintain all floor plans and drawings for operational utilization.

• Collaborate with Employee Experience Associate Director and FM support staff to share FM related information.

• Serve on BCP Committee and Workplace Safety Team.

• Maintain current knowledge of the facility management and building management industries.

• Other projects and duties as assigned.

Education

Bachelor's degree in business, project management or a related field; demonstrated experience may be considered in lieu of degree.

Required Experience

Five years’ experience in facility operations with project management experience. Experience with space planning, design, budgeting, managing vendor services and managing safety and security operations. Broad understanding of all aspects of corporate real estate (CRE) including transactions, projects, and CRE finance. Thorough knowledge of facility operations including mechanical and building systems, financial reporting, budgeting, contract negotiations, maintenance, construction, furniture systems, security and staff management. Proficient with Microsoft office software and database management. Leadership experience.

Preferred Experience

Two years people leadership experience. Understanding of project management methodologies.
