ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Leasing Duties:

  • Greet and assist prospective residents in person and over the phone.
  • Conduct property tours and provide detailed information about size and layout of rooms, available facilities, such as swimming pool and saunas, local attractions, services available and lease terms.
  • Assist applicants with rental applications, background checks, and lease agreements.
  • Follow up with prospective residents to facilitate the lease signing process.
  • Assist residents and prospective residents in setting up their online portals, ensuring a seamless and user-friendly experience for accessing property information, paying rent and submitting maintenance requests.

Resident Relations:

  • Serve as the primary point of contact for current residents.
  • Address resident inquiries, concerns, and maintenance requests promptly and professionally.
  • Foster positive relationships with residents to enhance their living experience.
  • Collaborate in the planning and execution of resident appreciation events.

Office Management:

  • Answer phones, respond to emails, and manage general inquiries.
  • Maintain a well-organized and welcoming office environment.
  • Complete administrative tasks, including data entry, filing, and office supplies management.

Marketing and Outreach:

  • Assist in marketing efforts to attract potential residents.
  • Collaborate with the marketing team to update online listings and advertising materials.
  • Attend local events and engage with the community to promote leasing opportunities.

Lease Compliance:

  • Ensure all lease agreements adhere to company policies and local regulations.
  • Stay updated on housing laws and regulations to provide accurate information to prospective and current residents.

Administrative Duties:

  • Maintain accurate and organized leasing records and documentation.
  • Complete lease-related administrative tasks such as data entry, filing, and reporting.

Competitor Analysis:

  • Stay up-to-date on the local real estate market, including knowledge of competitors' offerings, pricing, and promotions.
  • Conduct periodic market research to identify trends and opportunities to enhance our property's competitive edge.

Maintenance Coordination:

  • Inspect the condition of the property and vacant apartment units periodically and arrange for necessary maintenance.
  • Ensure that vacant units are prepared and in top condition for new residents.

Compliance and Safety:

  • Report any violations of company policies and procedures of TransWest Properties.
  • Report any violations of local, state, or federal laws and regulations by any employees of TransWest Properties.
  • Actively participate in safety procedures and emergency response protocols.

GOALS (These are GOALS, not REQUIREMENTS)

  • To exceed leasing quotas of 50% calls to traffic and 33% traffic to leases.
  • To obtain 100% lease renewals each month.
  • To maintain a 100% occupancy percentage.
  • To keep customer satisfaction and resident retention to a maximum.
  • To assist the Property Manager in keeping economic vacancy loss to a maximum of 2% per year.

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.   • EDUCATION and/or EXPERIENCE - Three to six months related experience and/or training is desired and a high school diploma or equivalent (GED) is required.
  • LANGUAGE SKILLS - Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence.
  • MATHEMATICAL SKILLS - Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals. Ability to compute rate, ratio and percentage and to draw and interpret bar graphs.
  • REASONING ABILITY - Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
  • PHYSICAL DEMANDS - While performing the duties of this job, the employee is regularly required to walk and talk or hear. The employee frequently is required to sit and is occasionally required to stand and this employee will be required to frequently climb stairs. Specific vision abilities required by this job include close vision.
  • WORK ENVIRONMENT - While performing the duties of this job, the employee is frequently exposed to outside weather conditions. The noise level in the work environment is moderately quiet. The duties of this job make the environment mildly stressful.
  • ORGANIZATIONAL SKILLS - Ability to keep the workplace neat and orderly. Ability to give attention to detail. The ability to follow through on assignments.
  • PROBLEM SOLVING/CRISIS MANAGEMENT SKILLS - Ability to handle difficult people. Ability to work under pressure and to meet deadlines and to accurately perform multiple tasks at the same time.
  • SALESMANSHIP - Ability to lease apartments and to meet sales quotas. Ability to look and act professionally. Ability to inspire confidence and to get along well with new people. Ability to repeatedly ask for the sale.
  • LEARNING SKILLS - Ability to learn new industry standards.
  • COMPUTER SKILLS - Ability to understand basic computer commands. Ability to use basic word processing software.

Pay: From $15.00 per hour
