Maintenance Technician:

Reports To: Maintenance Directors, and Maintenance Supervisor

The purpose of this job description is to communicate the responsibilities and duties associated with the position of Maintenance Technician. DUTIES AND RESPONSIBILITIES

1. Inspects vacated apartments and completes checklists in regard to make-ready. Informs

Maintenance Director of needed services and repairs.

2. Routinely performs the following duties:

a. Check all lights and replace as necessary.

b. Replaces or repairs windows, latches, screens, hinges, sliding glass doors, shelves,

baseboards, mirrors, closets.

c. Checks applicable appliances and informs senior maintenance technicians of problems.

d. Assists in changing or removing appliances from apartments.

e.Checks faucets, sink plugs and repairs/replaces as necessary.

f. Repairs or replaces curtains, mini-blinds, ceiling fans, etc.

g. Repairs plaster holes in walls, paints as necessary.

h. Changes A/C filters quarterly.

i. Replacing locks when necessary

j. Services plumbing and electrical needs of the property to include replacing/fixing toilets, light switches, garbage disposals, ceiling fans, etc.

QUALIFICATIONS

All maintenance employees must have the ability to pass a criminal background check and drug test (random drug tests can be administered at any time); a valid driver's license and insurance; a reliable, functioning, legal vehicle that can travel between job sites, and transport or pick up material as needed.

Education/Training and Technical Skills

1. High School Diploma or Equivalent

2. General knowledge of all aspects of maintenance repair and service; Previous maintenance experience; Some prior apartment maintenance experience preferred.
3. Possess and continually improves technical skills necessary to perform assigned maintenance and in areas of property maintenance.
