Position Overview and Responsibilities:
The selected candidate for this role must have an understanding of all building maintenance and operations, such as plumbing, electrical, wall repair, locks and other door hardware repair, furniture repair, and janitorial work. This position will be supervising, mentoring, and evaluating Maintenance Mechanics, Maintenance Support Technicians, Custodial Supervisors and Custodial Workers. Key responsibilities include, but are not limited to, the following:
Inspect buildings for maintenance repairs and cleanliness. Assign work duties to personnel, supervises the work and keeps Facilities Manager informed of all discrepancies found. Direct skilled tradesmen in the general maintenance to include door hardware, light/ballast replacement, and plumbing repairs. Keep up-to-date machinery records and inspects preventative maintenance cards that the Maintenance Mechanics are responsible for completing. When questions arise, performs on-site inspections of building locations to include motors, fire pumps, hot water heaters and pumps, domestic water pumps, sewage pumps, grease traps, etc.
Maintain necessary work records, inspection reports, etc., and prepares reports as requested. Provide appropriate personnel, paper work, and documentation to Bureau office, Personnel office, and other agency offices as required. Procure tools, equipment, and materials for proper repairs of building and work projects. Also included is time sheets, checks, planning of employees’ vacation time, and consulting with Facilities Manager. Responsible for inputting and monitoring all agency computer base programs.
Additional related tasks may be required, including public relations with tenants in the buildings and various aspects of project monitoring. Ensure effective notification and scheduling with all agencies and tenants in the affected buildings, ensures contactors complies with security clearances, handles parking issues and helps ensure compliance with contract specifications.
