The Shops at RedBird is Hiring a Construction Project Manager Near Dallas, TX

About the Opportunity

The Shops at RedBird is an award-winning, 100-acre, mixed use development in southern Dallas. Since 2015, Peter Brodsky and his co-Developer Terrence Maiden have been leading the redevelopment of the former Red Bird Mall as an impact investment that aims to earn both a financial and a civic return. The investment thesis is simple: southern Dallas is misunderstood by the market, which underestimates the purchasing power of its residents, and therefore undervalues its real estate. By purchasing a large area of well-located and under-utilized land, and populating it with popular, high-quality amenities, the community is served and businesses are patronized. The RedBird team is committed never to value profit over the needs of the community and always to value the human dignity of its teammates, vendors, tenants, and customers.

Role Overview

This Project Manager works with the Ownership team to manage projects ranging in scale and scope. From minor tenant fit-out through large ground up development, these projects consist of various asset classes not limited to medical, office, retail, and grocery. The ideal candidate is equipped to represent the Owner in coordination with public entities, is aligned in the initiative for community revitalization, understands development ROI, and holds a thorough grasp of development and construction procedures.

- Demonstrated proficiency in the following areas: estimating, scheduling, budget/cost control, field supervision, financial reporting, stakeholder relationship, interpersonal skills, computer skills, safety/insurance, ability to communicate both written and orally.

Responsibilities

- Plan, coordinate, and execute construction projects from concept thru live operations.

- Develop preliminary project budgets and schedules to aid in Pro forma evaluation.

- Source, qualify, and contract design teams, consultants, general contractors, etc.

- Review and coordinate tenant lease provisions with trade partner contract documents.

- Understand and drive design development and construction document administration.

- Validate and negotiate project buyout and change orders.

- Review and process invoices in accordance with vendor contracts and proposals.

- Monitor and guide construction document administration processes.

- Align closeout document requirements and filing with facilities needs.

- Act as liaison between Ownership, AHJ’s, public utilities, and facilities teams.

Knowledge, Skills, and Abilities

- Experience as both Contractor and Owner preferred.

- Strong knowledge of construction processes, materials, and industry best practices.

- Familiarity with City of Dallas inspection and public improvement requirements.

- Professional verbal and written communication skills including the ability to interact effectively with people at all levels of construction and real estate development.

- Ability to multi-task, meet deadlines, work independently and with various teams.

- Mastery of structured document control practices aligned with long term priorities.

- Demonstrated proficiency driving CPM scheduling logic and milestone accountability.

- Understanding of contract types (GMP, CMAR, Lump Sum, Cost Plus).

- Demonstrated proficiency in budget, cost, and risk management processes.

- Concisely communicate priorities, deliverable timelines, and needs of others.

- Process driven but creative and innovative.

- Value engineering

Technology

- Skilled in Word, Excel, Outlook, G-suite, etc.

- Expertise in the construction document administration process and related CRM’s such as PlanGrid, Procore, Bluebeam, etc.

- Ability to generate CPM schedules in P6, MP, or similar. Familiarity with pull planning.

- Two to Ten (2-10) years of construction experience as Project Manager, Assistant Project Manager, or Project Engineer.

- Three plus (3 ) years of experience in related construction, emphasis in diverse commercial, medical, and utilities.

Pay: $90,000.00 - $160,000.00 per year
