Property Manager - Facilities and Maintenance
Overview:
As a Property Manager - Facilities and Maintenance Division. This role is critical in ensuring the smooth operation and upkeep of our properties. You'll be responsible for overseeing all aspects of facility management, unit turns, capital improvement project management, maintenance, and repair activities. Your primary focus will be on maximizing the functionality and driving down maintenance costs and executing on capital improvements while minimizing operational disruptions.
Key Responsibilities:
Facility Maintenance: Oversee the maintenance and repair of all facilities within the property portfolio, including buildings, grounds, equipment, and systems. Coordinate preventive maintenance schedules and ensure timely resolution of issues to maintain a safe and functional environment. Experience hiring and managing maintenance staff.
Capital Improvements: Plan, coordinate, and oversee capital improvement projects aimed at enhancing the value, functionality, and sustainability of properties. Collaborate with internal property manager and asset manager to develop project scopes, budgets, and timelines, and ensure successful execution from initiation to completion.
Vendor Management: Identify, contract, and manage vendors and contractors for maintenance, repair, and renovation projects. Negotiate contracts, evaluate performance, and ensure compliance with service level agreements and safety standards.
Budgeting and Cost Control: Develop and manage budgets for facility maintenance and capital improvement projects. Monitor expenditures, identify cost-saving opportunities, and prioritize spending to optimize resources and achieve operational efficiency.
Compliance and Regulations: Stay abreast of relevant regulations, codes, and industry standards pertaining to facility management and maintenance. Ensure properties are in compliance with all applicable laws and regulations related to health, safety, and environmental standards.
Emergency Response: Develop and implement emergency response plans for various scenarios, including natural disasters, power outages, and other unforeseen events. Coordinate with relevant stakeholders to ensure prompt and effective responses to emergencies while minimizing property damage and risks to occupants.
Sustainability Initiatives: Identify opportunities to improve energy efficiency, reduce waste, and implement sustainable practices within properties. Evaluate and implement eco-friendly solutions for maintenance and operations to minimize environmental impact and promote sustainability.
Documentation and Reporting: Maintain accurate records of maintenance activities, service contracts, and equipment inventories. Generate regular reports on facility performance, maintenance expenses, and key performance indicators to inform decision-making and strategic planning.
Qualifications:
Bachelor's degree in Facility Management, Engineering, Business Administration, or a related field. Relevant work experience may be considered in lieu of formal education.
Proven experience in facility management, maintenance, or a related field, preferably in a property management or real estate environment.
Strong knowledge of building systems, equipment, and maintenance best practices.
Excellent organizational, communication, and interpersonal skills.
Ability to multitask, prioritize, and manage time effectively in a fast-paced environment.
Proficiency in computer applications such as MS Office, facility management software, and maintenance tracking systems.
Certifications such as Certified Facility Manager (CFM) or Facilities Management Professional (FMP) are a plus.
