Job Location: Sack Wern - Bronx, NY
Salary Range: $85,000.00 - $110,000.00 Salary/year

Description

Who were looking for:

We are looking for a Senior Property Manager who would be responsible for the day-to-day aspects of property management, oversight of building staff, maintenance issues as well as the financial performance for one of our Bronx poperties. This individual will work closely with the company President, VP of Operations, VP – Facilities, Director of Operations.

Essential duties and responsibilities:

  • Maintains daily oversight of the property and all maintenance personnel
  • Ensures timely completion of work orders, repairs, and allocation of appropriate resources.
  • Monitors and populates MORs and prepares annual budgets
  • Enforces occupancy policies and procedures
  • Manages HQS inspections and court ordered repairs
  • Monitors and resolves all violations through to completion
  • Performs regular building walk-throughs to identify any areas of weakness
  • Prepares and reviews various management reports including annual budgets, monthly variance reports, MOR, move-outs inspections/reports, and incident reports and provide explanations, as needed
  • Manages unit turnover and right sizing of units
  • Communicates with tenants, vendors, contractors, and main office
  • Reports to main office all building findings, status of building operations, as well as staffing needs and/or employee issues to HR
  • Works with leasing and collections department as needed
  • Work in coordination with project teams, the construction field Supervisor to monitor construction and rehab project of NYCHA conversions
  • CAPEX Projects - Price out and gather bidding for CAPEX/renovations from vendors and contractors through to the execution of contract
  • Reviews and approves timesheets and requested time off for all site staff
  • Reviews and approves invoices
  • Works closely with Social Service staff to support resident populations
  • Manages and supervises all on-site agency inspections including: REAC, MOR, API, etc.
  • Reviews and enforces all security protocols
  • Manages snow removal process and protocols as well as seasonal landscaping
  • Perform other duties as outlined by management

Qualifications


Qualifications, skills and abilities:

  • 4-10 years property management experience in affordable housing, required
  • Working knowledge of city, state and federal programs and regulations.
  • Preferred Certifications: RAM< ARM, AHM, LIHTC, CPM
  • Knowledge of Section 8
  • Experience with 32BJ and/or 621 unions.
  • Experience with repairs, maintenance, mechanicals, and Local law 11, 87 and 84.
  • Must be able to effectively communicate and interface with all levels of management, residents, vendors, leasing, accounting, and collection departments.
  • Proficient computer skills (Windows 7 or higher, YARDI, Microsoft office and outlook).
  • Must be able to create and analyze budgets and quarterly management reports.
  • Must have excellent project management, organizational skills.
  • Must be able to adapt to a fast-paced environment.
  • Strong attention to detail and follow through.
  • Strong leadership with a proactive approach to problem solving.
  • High School Diploma or GED equivalent

Salary Range:

$85,000-110,000k/yr.
